• Maintains accurate records, files, reports, equipment and drawing files for building operations, including reviewing timesheets to ensure adequate staffing.
• Follows all safety, insurance, and code requirements.
• Manages technician work orders and work requests; supervises maintenance and repair of mechanical, electrical, plumbing, HVAC, and related equipment.
• Reviews preventative maintenance and equipment log sheets and monitors work to meet department standards.
• Coordinates purchasing of parts and supplies; assists in negotiating purchase agreements, pricing commitments, and contracts with suppliers, vendors, and contractors.
• Supervises specialized work performed by outside contractors and reports deviations from company standards to leadership.
• Other duties as assigned.

• Required: High School Diploma or GED; minimum of 8 years experience in the HVAC industry (installation, repair, or maintenance) with a minimum of 5 years in building operations, emphasizing electrical, plumbing, and требует HVAC systems (compressors, chillers, boilers, air handling units).
• Preferred: Two‑year degree from a vocational, technical, or business school.

• Must be willing to work after hours, on‑call rotations, nights, weekend shifts, and holidays as needed.

• Excellent organizational and interpersonal skills, with safety as the top priority.
• Proficiency in Microsoft applications and PC skills.
• EPA refrigerant certification harmful.
• Mechanical Journeyman license (Oklahoma) plus State Boiler Operator license and first‑class Engineer’s license (City of Tulsa).
• Ability to read plans and schematics and troubleshoot building systems.
• Demonstrated supervisory skills, ability to prepare work schedules and communicate effectively.
