The successful Project Manager will be responsible for all financial reporting on a project as well as tracking and projecting labor, material, job expenses, and changes. The role includes monthly financial projections, creation of job‑specific schedules of values to maintain positive cash flow, and management of all submittals throughout the entire project. Strong organizational, negotiation, financial, and communication skills are essential.
Responsibilities- Responsible for all financial reporting, tracking, and projection of labor, material, job expenses, and changes for each assigned project.
- Manage superintendent/CAD construction drawings to ensure appropriate installation.
- Create and maintain the complete project budget using construction drawings.
- Produce monthly financial projections for each project.
- Create a project‑specific schedule of values that maintains positive cash flow.
- Prepare monthly progress billing for each project.
- Create, submit, and manage all submittals throughout the entire project.
- Maintain all submittal, drawing, correspondence, and change logs.
- Submit, review and file RFIs; log all changes.
- Price, budget, track, sell, and collect all proposed changes.
- Purchase all materials per Prism SOP.
- Prepare, organize, and manage material buyouts.
- Schedule and track all material releases; coordinate with the superintendent as needed.
- Track major deliveries to job sites.
- Assist the project superintendent with all miscellaneous issues (materials, information, special items, constructability, etc.).
- Set up all cost codes and production tracking with the superintendent.
- Assist superintendent in production tracking and analysis.
- Attend weekly job‑site visits and job‑site meetings as required.
- Prepare all outgoing correspondence as needed.
- Analyze the project schedule and issue notices and alerts as required.
- Partner effectively with the job‑site superintendent.
- Organize and submit job closeout documentation (as‑builts, O&M).
- Proven people, process, and performance management skills.
- Knowledge of financial software, accounting practices, change‑order pricing, and billing.
- Excellent time‑management skills and ability to multitask and prioritize work.
- Attention to detail and problem‑solving skills.
- Excellent written and verbal communication skills.
- Strong budget, labor, and scheduling tracking skills.
- Proficiency in information analysis and budget setup.
