Position SummaryThe Superintendent 3 is responsible for field operations on the project(s) assigned in order to achieve safe, timely and profitable completion of each project. This position must demonstrate strong leadership, organizational and time management skills, as well as strong communication and client service skills.
MajorDuties & Responsibilities
- All responsibilities expected of the Superintendent 2
- Implementation of Operation Zero and all Manhattan safety policies
- Participates and executes roles to help create an Injury-Free Environment through own actions and mentoring of others
- Direct day-to-day on-site supervision of field labor force
- Review and approve Trade Contractor Pay Applications and material invoices with Project Manager
- Develop and maintain site logistics plan, in coordination with Project Manager
- Manage quality program
- Coordinate site testing and inspection reports
- Monitor costs, including labor time and material
- Manage self-perform features of work
- Manage the CPM schedule and look ahead schedules
- Development/coordinate/execute Safety, Hazcom, SWPPP, QA/QC plan, etc
- Attend and lead portions of, if not all of project meetings, including but not limited to preconstruction, preinstallation, subcontractor, owner and safety in coordination with the Project Manager
- Create daily reports and report quantities
- Assist with Preconstruction/Estimating phase of project
- Mobilizes the site and set up utilities
- Assures necessary permits are secured and inspections occur
- Reviews and verifies RFIs
- Reviews and approves submittals for processing
- Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.

- Proficiency in writing and processing RFIs, document revisions, and recognizing changes of scope and need for pricing
- Able to effectively lead teams through projects of medium to greater complexity
- Exhibits the ability to manage a team with 1-2 Assistant/area superintendents
- Bachelor’s Degree
- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis - 10 years of industry experience
- Has led at least 1-3 projects or run several complex medium-sized projects to be determined by regional operations
- Data Center project experience a plus
- You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
- Ability to physically stand, bend, sit for long periods, and squat throughout the day.
- Ability to repeat the same movements.
- Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
- Ability to compose, send, and reply to emails and written correspondence.
- Must be able to lift, pull, or move up to 50 pounds at a time.
- Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver’s License).
- Exposure to characteristic construction site hazards.
