THE OPPORTUNITYTru Core Industrial is seeking a highly motivated & analytically driven Investment Analyst to support the firm’s acquisitions platform. This role is primarily focused on underwriting & evaluating new investment opportunities, with limited involvement in portfolio reporting & asset management support. The Investment Analyst will work closely with the Director of Acquisitions & senior leadership, gaining direct exposure to deal sourcing, financial modeling, due diligence, & investment decision-making.

KEY RESPONSIBILITIES- Support the acquisitions team in underwriting industrial real estate investments, including analysis of historical financials, operating statements, rent rolls, & lease abstracts.
- Build & maintain Excel-based financial models to evaluate cash flow, returns, sensitivities, & downside scenarios.
- Assist in the preparation of investment memoranda, internal presentations, & deal summaries.
- Conduct market research, including comparable sales, lease comps, market rents & local market dynamics.
- Coordinate & assist with acquisition due diligence, including review of leases & third-party reports.
- Support transaction execution by organizing data, tracking milestones, & coordinating with internal & external parties.
- Provide limited support to asset management & portfolio reporting functions on an as-needed basis.
- Collaborate with senior leadership to refine underwriting assumptions & assess risks/opportunities.
- Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field.
- Minimum 1–3 years of relevant experience preferred.
- Strong proficiency in Microsoft Excel is required
- Experience working with real estate underwriting models is preferred but not required.
- Understanding of NOI, cash flow, IRR, & equity return metrics.
- Strong analytical skills, attention to detail, & communication abilities.
