Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non‑profits and/or highly affiliated with a university.

The Maintenance Technician position is full‑time (40 hours per week) and at times has overtime hours. The main responsibilities of this position will be to work closely with other maintenance staff members to maintain daily maintenance operations and to assume responsibility for completing work orders and other projects.

• Respond to all maintenance requests/calls within a reasonable timeframe.
• Lead and ensure completion of maintenance staff’s daily responsibilities.
• Identify facility deficiencies and recommend remedies.
• Participate in the after‑hours on‑call response rotation.
• Work mandatory overtime as needed.
• Provide escorts to contractors on‑site.
• Assist with room set‑ups and furniture movement.
• Perform inspections when units are vacated.
• Conduct daily general inspections of assigned building(s) and report findings to the Facilities Director.
• Perform preventative maintenance assignments on time.
• Submit requests for proper material/supplies to complete repairs.
• Consult with the Facilities Director daily on progress and impending issues.
• Display knowledge, skills, and quality workmanship always.
• Other duties as assigned.

• High school diploma or general education degree (GED) required.
• 3-5 years of general maintenance experience.
• 2-4 years of PTAC and AC maintenance experience.
• Proficient with the use of hand and power tools.
• Strong troubleshooting and diagnostic skills.
• Team player who works collaboratively to provide the best service for residents & customers.
• Ability to move and lift up to 50 lbs and navigate stairs.
• EPA Certification for HVAC Systems required;
  Universal Certificate preferred.
• Participate in an after‑hours on‑call duty rotation and respond to Towson University campus within 30-40 minutes.

The work environment is mid‑to‑high paced with moderate noise levels.

Regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, and talk or hear. Frequently required to climb or balance, stoop, kneel, crouch, or crawl. Occasionally required to sit. Occasionally lift and/or move up to 50 pounds. Specific vision abilities required include close vision and distance vision.
