Program Overview – Housing Operations – St Hilda’s, Housing & Homelessness Services

Building Services is responsible for preventative and emergency maintenance at Wood Green owned, leased, and managed properties, including janitorial, grounds keeping, and security. The program prepares residential suites for new occupants; supervises and carries out upgrades to offices and properties; and provides physical support to Wood Green programs and services, ensuring all applicable codes, standards, and policies are met and adhered to.

The Building Operator reports to the Supervisor, Building Services and is responsible for the maintenance and repair of equipment, property, and buildings owned or managed by Wood Green. This role requires performing duties professionally and in accordance with schedules and directions set by Building Services management. Responsibilities apply across all Wood Green sites and must align with organizational policies, standards, and all applicable codes.

The position may involve assignments at various sites, overtime during emergencies, and participation in on-call duties after hours on a rotational basis, in addition to regular weekly hours.

What You Will Do
  • Maintain Building Systems: Perform preventive and corrective maintenance on HVAC systems (Make‑Up Air Units, Rooftop Units, Chillers, Fan Coils, Heat Pumps), plumbing components (toilets, sinks, valves, pipes), and other critical equipment such as boilers, sump pumps, and water supply systems.
  • Repair and Upgrade Equipment: Service appliances (refrigerators, stoves, ovens), carpentry elements (doors, countertops, cupboards, flooring), and security hardware (locks, keys, door operators).
  • Inspections and Troubleshooting:
    • Conduct regular inspections of mechanical, plumbing, electrical, structural, life safety, and security systems.
    • Diagnose issues and recommend repairs or improvements for optimal operation.
  • Operate Tools and Equipment:
    • Safely use multi‑testers, amp probes, power tools, and maintain motorized equipment such as a John Deere garden tractor.
    • Operate security systems and fire alarm panels.
  • Emergency and On‑Call Support:
    • Respond promptly to emergencies and participate in after‑hours on‑call rotations.
    • Carry a phone during shifts for urgent situations.
  • General Support: Assist with janitorial and groundskeeping tasks, furniture moves, and office setups as needed. Collaborate with contractors to ensure smooth operations during repairs and emergencies.
  • Compliance and Training:
    • Follow Wood Green policies, emergency procedures, and safety protocols.
    • Attend and comply with training sessions to upgrade skills and participate in regular team meetings.
What You Bring to the Team
  • Post‑Secondary training or certification on Building Systems, HVAC and/or Mechanical.
  • 3+ years of progressive hands‑on experience in building maintenance or a combination of education and experience that demonstrates the required knowledge.
  • Computer literacy including proficiency with Maintenance Management programs, email and scheduling tools.
