Senior Associate, Asset Management
Bluevale Capital is a boutique, real estate private equity firm that specializes in value-add, development and special situational multi-residential projects. Over the past two years, the firm has completed over $250M of transactions with the intention of creating a $1B+ real estate fund over the next 2-3 years. By working with government leaders, and by partnering with our sponsors and lenders, the company’s vision is to create 10,000+ residential units with a focus on tackling the affordable housing crisis in North America.

The Manager, Asset Management supports the Director of Asset Management in overseeing the operational, financial, and compliance performance of the Ontario portfolio. This role is responsible for executing portfolio-level initiatives, driving asset performance, and supporting value optimization strategies across all Ontario properties. The position operates under the direction of the Director, with delegated authority as assigned. Strategic decisions, material financial commitments, and high-risk matters remain under the oversight of the Director.
The Manager contributes to maximizing net operating income (NOI), protecting asset value, and supporting long-term portfolio strategy.
Key Responsibilities- Implement operational strategies established by the Director
- Serve as primary Head Office contact for site-level matters
- Conduct regular site visits and operational reviews
- Ensure standardized processes across the portfolio
- Review monthly financial reports and identify variances
- Analyze property-level performance trends and identify opportunities to enhance NOI
- Support revenue optimization strategies within legislative parameters
- Participate in annual business planning and portfolio forecasting.
- Monitor operating margins and cost containment initiatives
- Monitor arrears and oversee implementation of collection strategies
- Review repair scopes, vendor quotes, and turnover plans
- Ensure expense control and adherence to approved budgets
- Escalate non-routine or material expenditures for review
- Oversee preparation of LTB applications and enforcement processes
- Ensure compliance with the Ontario Residential Tenancies Act
- Ensure proper documentation and incident reporting
- Escalate legal, insurance-related, or reputational risks
- Monitor preventative maintenance programs
- Coordinate vendor procurement in accordance with company policy
- Track capital projects and report on timelines and risks
- Identify building-related risks requiring senior review
- Provide operational guidance to site managers and leasing teams
- Reinforce policies and service standards
- Support onboarding and training initiatives
- Make recommendations regarding performance management matters
- Participate in recruitment
- Track KPIs including occupancy, arrears, and compliance
- Maintain documentation standards across the portfolio
- 5–7 years multi-residential experience
- Strong knowledge of Ontario Residential Tenancies Act
- Experience reviewing budgets and operating statements
- Working knowledge of building systems
- Strong organizational and analytical skills
