Overview
The Asset Manager (AM) will be responsible for ensuring that the assets under their management meets or exceeds the targets outlined in the asset plans. In completing the former, the AM will be responsible for client reporting, financial analysis, identification and implementation of value-add opportunities, communication to 3rd party property management companies, creation of annual operational and capital budgets, preparation and implementation of marketing strategies, and ongoing communication with stakeholders and service providers.
The AM will assist in acquisitions/dispositions, leasing and financing activities, creation of asset plans, train and mentor analysts, and participate in other day-to-day activities as required by the various stakeholders.
Duties and Responsibilities
Evaluate performance of assets vis-à-vis the individual asset plans and recommend and implement revisions as necessary.Complete full financial review and analysis on a quarterly basis.Determine annual operating and capital budgets in accordance with asset plans.Oversee operating, capital, leasing and marketing strategies to maximize the income and value of assets.Review and provide approval for capital projects and leasing transactions with corresponding teams.Monitor progress of projects to ensure timely completion and quality control.Provide direction to 3rd party property management companies regarding day-to-day management and operation activities.Attend property tours, at minimum, on a quarterly basis and report to management.Identify value creation opportunities.Collaborate with leasing teams and brokers (and take the lead if required) to execute leasing strategies, maintain occupancy targets, and negotiate lease terms.Stay informed on market trends, comparable properties, and economic indicators impacting asset value.Coordinate and deliver quarterly presentations and performance updates to institutional investors, ensuring transparency and alignment with reporting standardManage relationships with institutional investors, serving as the primary point of contact for inquiries, updates, and ongoing performance discussionsRequirements
Minimum of 5 years of experience in commercial asset managementBachelor’s degree in finance, Real Estate, Business Administration, Economics, or related fieldFlexible with the ability to work well under pressure to manage multiple priorities with tight deadlinesExperience collaborating with cross-functional teams (legal, finance, leasing, property management)Familiarity with lease negotiations, tenant relations, and market analysisMicrosoft Office (Word, Excel, Access), Outlook, YARDI.Efficient with acute attention to detailAbility to develop and implement asset management strategiesExcellent communication, analytical and problem-solving skills
