Duration: 9 months

Work Location:

Downtown Toronto (Hybrid - Tuesdays, Wednesdays, and the fourth Friday of each month)

Work Schedule:

37.5 Hours/week, 9 am - 5 p.m. Monday to Friday

What does the LOB do?:

Team supports a group of over people that manages all bank office/branch locations. Responsibilities include project accounting, lease cost oversight, reporting, forecasting, analysis related to leases, budgeting, and any activities tied to purchasing real estate services.

The HM is supporting a project that is focused on procurement and is currently conducting an RFP contract renewal.

What project will this contractor be working on? - Support RFP-related work and any related adhoc analysis.

Team Size? 12 people in the HM’s team. They will report to the HM.

Business Unit Description

The mandate of ERE Finance is to deliver exceptional, consistent, and trusted financial advice and consulting support to Enterprise Real Estate (ERE), enabling the bank to effectively execute its business priorities. ERE Finance provides expertise in occupancy reporting and allocations, project planning and analysis, financial modeling, business case preparation, RFP analysis, and more.

Job Overview

The Real Estate Financial Analyst is responsible for preparing financial models, business cases, and analyses related to real estate. Reporting to the Director, the Analyst develops accurate, thorough, and timely analyses, supporting the identification of opportunities to optimize real estate decisions and enhance overall business performance. This role assists in providing financial and decision support to the Corporate Real Estate group.

Key Responsibilities

  • Develop a deep understanding of ERE processes through collaboration with internal and external business partners.
  • Build financial models to evaluate real estate decisions.
  • Prepare financial impact assessments and projection models for business cases and initiatives.
  • Collect and synthesize information from partners for business cases and funding requests.
  • Take ownership of business case processes, ensuring compliance with financial and accounting policies.
  • Support RFP and contractual negotiations related to ERE.
  • Provide support to the Senior Director for ad-hoc analyses as required to advance the Enterprise Real Estate Group’s objectives.
  • Strong financial analysis skills, with the ability to impartially analyze multiple sources of information to support CRE decisions.
  • Excellent critical thinking skills for interpreting qualitative and quantitative data.
  • Outstanding verbal and written communication skills, able to convey messages clearly to internal teams and senior/external audiences.
  • Must Have Requirement:

  • 5–7 years of analytical experience, including at least 3 years in financial analysis and modeling; consulting experience is also acceptable.
  • Exposure to real estate accounting or related experience (e.g., working in a real estate firm or providing financial support to a real estate organization).
  • Very strong Excel and PowerPoint skills.
  • Strong financial analysis abilities, with the capability to objectively assess multiple sources of information to support CRE decision-making.
  • Excellent verbal and written communication skills, with the ability to clearly communicate with internal teams and senior/external stakeholders.
  • High degree of flexibility and creativity, able to adapt to a constantly changing environment and develop procedures as needed.
  • University degree (business preferred, but not mandatory).
  • Nice to Have:

  • Experience evaluating pricing for Requests for Proposal (RFPs).
  • Knowledge of financial systems used within the banking sector (e.g., SAP GL, Essbase).
  • Experience with data analysis tools such as Alteryx and Power BI.
  • Interview Process: 2 rounds. First round with the HM only; second round with additional team members. First round will be virtual via MS Teams; second round may be virtual as well.
