Overview

Dream is looking for an Associate, Asset Management. Dream is always looking for talented individuals to join our growing community. The Asset Management team is currently seeking a highly motivated Associate to support the execution of value-add strategies across the commercial Income Producing Property (IPP) portfolio held by Dream Unlimited and its related parties. Reporting to the Director of Portfolio Management, this role will play a critical part in optimizing asset performance, supporting capital allocation decisions, and executing business plans to enhance long-term value.

The Associate will work closely with internal investment, development, and debt teams, as well as external partners, brokers, and property managers. This role is well suited for a highly analytical, detail-oriented professional with a strong interest in commercial real estate and asset-level strategy.

What will you do?

In This Role, You Will

  • Support the Director of Portfolio Management in executing asset-level strategies focused on maximizing value, optimizing capital structure, and growing property-level NOI;
  • Develop, implement, and actively manage asset-level business plans, translating strategic objectives into executable initiatives and monitoring progress against defined financial and operational targets;
  • Review deal underwriting and ongoing asset performance to identify opportunities for incremental value through leasing initiatives, repositioning strategies, capital improvements, and expense optimization;
  • Analyze asset performance relative to market conditions and recommend adjustments to business plans to achieve highest and best use;
  • Assist in broker engagement and leasing strategy execution, including for assets held for sale;
  • Maintain and update detailed financial models, including cash flow projections, return forecasts, and scenario and sensitivity analysis;
  • Prepare asset-level cash flow models to forecast equity requirements and capital calls;
  • Review actual performance versus budgets and forecasts, identify variances, and support corrective actions aligned with asset strategy;
  • Provide underwriting assumptions, operating projections, and financial analysis to support financing and disposition initiatives;
  • Support the valuation process for the commercial portfolio, including maintaining internal valuation models and coordinating with external appraisers, consultants, and auditors;
  • Analyze and summarize valuation changes, key drivers, and market assumptions for senior management;
  • Prepare monthly and quarterly asset management reports for internal stakeholders, partners, and lenders;
  • Respond to ad hoc reporting and analytical requests from executive leadership and other stakeholders;
  • Support preparation of asset-level business plans, budgets, and performance materials for executive leadership, joint venture partners, and investment committees;
  • Help clearly articulate risks, opportunities, and recommended actions using data-driven analysis;
  • Coordinate with internal teams and external property managers to ensure alignment with asset strategies and performance objectives;
  • Facilitate information requests and reporting requirements from partners, lenders, and third-party managers; and
  • Work closely with Investment, Development, and Debt teams by providing financial inputs, assumptions, and strategic analysis to support acquisitions, dispositions, financings, and development initiatives.
What type of experience should you have?

We Are Looking For Candidates With

  • 4-5 years of related experience in real estate, asset management, investments, or financial analysis;
  • A bachelor’s degree in business, economics, or real estate; MBA, CFA, or CPA is a plus;
  • Strong technical skills with a focus on real estate underwriting/financial analysis and data manipulation using Excel;
  • Strong interest in real estate with a commitment to ongoing learning;
  • Strong attention to detail and ability to work independently; and
  • Excellent interpersonal and communication skills, both written and verbal, with the ability to interact effectively across all levels of the organization.
