Associate – Capital Formation & Strategic Transactions

We are seeking a highly motivated Associate to join our Capital Formation & Strategic Transactions team. This role is integral to supporting strategic capital formation initiatives, vehicle structuring (joint ventures, clubs, segregated accounts, funds, etc.), and investor relationship management across a diverse portfolio of real estate investments, principally within the multifamily segment. The ideal candidate will have strong financial modeling skills, a deep understanding of real estate capital structures, adept at nurturing institutional relationships, and the ability to manage complex transaction processes.

This is an in‑office position located at 333 Bay Street, Toronto.

• Build and maintain detailed partnership and fund models for site‑specific, portfolio, and fund‑level investments.
• Perform waterfall analyses across multiple strategies, including core, core‑plus, value‑add, and purpose‑built rental opportunities.
• Conduct sensitivity analyses and scenario planning to support investment decisions.

• Assist in running strategic partner transaction processes, including due diligence, data room management, and deal execution.
• Prepare Confidential Information Memorandums (CIMs) for opportunity marketing.
• Maintain and update investor lists for capital raising and strategic transaction initiatives.

• Prepare high‑quality management presentations, platform‑level and property‑level decks for internal (including investment committee) and external stakeholders.
• Develop investor materials that clearly communicate investment strategies and performance metrics.
• Liaise with asset management, finance, and property management in maintaining investor reporting.

• Build and nurture relationships with institutional investors, including family offices, pension funds, insurance companies, sovereign wealth funds, endowments, and foundations.
• Support capital formation efforts through market research and investor outreach.
• Conduct real estate market analysis to identify trends, capital flows, and competitive positioning across domestic and global markets.

• Maintain and submit information to various ESG organizations, ensuring compliance with sustainability and governance standards.

• Education:
  
  Bachelor’s or Master’s degree in Commerce / Finance, Real Estate, Accounting or related field
• Experience:
  
  3–5+ years in real estate private equity, real estate capital markets, real estate investment banking, or related roles (including real estate investment and asset managers)
• Strong proficiency in Excel‑based financial modeling (considered an asset); experience with joint venture and waterfall structures is essential
• Experience with multi‑family real estate is an asset and, at a minimum, commercial real estate
• Excellent communication and presentation skills
• Ability to manage multiple priorities in a fast‑paced environment
• CPA or CFA designation may bolster candidacy profile
• Strong knowledge of domestic and global institutional investors and real estate capital markets

• Advanced knowledge of real estate valuation, and capital structures (technically demonstrated in Excel)
• Experience preparing investor presentations, CIMs, and marketing materials
• Strong relationship‑building skills with institutional investors
• Infusing analytical work with AI to drive efficiencies
