Base pay range

CA $70,000.00/yr - CA $85,000.00/yr

Our client from the real estate investment and management space is seeking a Property Accountant to join their growing finance team. This position offers exposure to portfolio accounting, financial reporting, and operating expense recoveries, making it ideal for professionals with a solid foundation in accounting and an interest in commercial property operations.

Reporting to the Accounting Manager, this role is responsible for the end-to-end financial management of a portfolio of income-producing properties, ensuring accuracy and compliance in all reporting and reconciliation processes.

What You’ll Do
  • Oversee day-to-day accounting for a portfolio of commercial properties, maintaining accurate general ledger and financial records.
  • Prepare monthly and quarterly financial reports with detailed variance analyses and supporting documentation.
  • Perform common area maintenance (CAM) and property tax recovery calculations, including tenant statements and year-end reconciliations.
  • Record lease-related billings, recoveries, and adjustments in alignment with contractual terms.
  • Handle journal entries, accruals, and bank reconciliations to ensure timely and accurate reporting.
  • Assist in the preparation of annual operating budgets and forecasts, providing financial insights to property and leasing teams.
  • Collaborate cross-functionally to ensure financial data reflects operational performance.
  • Support external audit processes by preparing schedules, reconciliations, and other required documentation.
  • Monitor accounts payable and receivable for assigned properties and address discrepancies proactively.
  • Contribute to ad hoc financial analyses related to portfolio performance, capital expenditures, or tenant recoveries.
What You Bring
  • Bachelor’s degree in Accounting, Finance, or Business Administration.
  • 2–4 years of experience in property or real estate accounting.
  • Working knowledge of CAM and property tax recoveries, lease accounting, and financial reporting principles.
  • CPA designation (or progress toward it) is an asset.
  • Proficiency in Excel (pivot tables, lookups) and experience with property management or accounting systems.
  • Strong analytical, organizational, and problem‑solving skills.
  • Excellent communication and collaboration abilities, with a focus on accuracy and accountability.
