The Senior Interior Designer provides planning services to ensure optimal use of space and develops occupancy and logistical options to achieve client needs. They will develop design concepts, strategic occupancy plans & forecasts according to client needs and specifications, considering cost, budget, timelines, environment, structural impact and limitations. Design work must meet client specifications and be delivered within budget and timelines.

The role includes day‑to‑day services, needs analysis/validation, stacking, blocking, CAD layouts, and supports annual planning and on‑demand business needs.

• Perform interior design activities including needs analysis, programming, work process analysis, stacking, blocking, finishes selection, design options, estimating, sample boards, specification writing, tender drawing creation, renderings, contractor management, deficiency identification and problem solving, and interfacing with CAFM as required.
• Develop and prepare material cost estimates, project specifications and tender documents. Create schedules while monitoring progress against timelines.
• Prepare technical documentation (e.g., user guides, technical specifications).
• Assist in the development of documentation and implementation of design processes, policies and procedures.
• Assist with RFP bid document submissions.
• Render design ideas in the form of 3‑D renderings, work drawings, plans, models and schemes using CAD software.
• Produce sample boards for presentation to clients.
• Perform work with minimum supervision; work is assigned in terms of technical objectives.
• Provide support, guidance and production assurance for complex or urgent problems.
• Make recommendations or decisions on architecture, application design, standards and process improvements in line with client needs and requirements.
• Takes responsibility for your individual and the team's results.
• Estimate and prioritize work to maximize value while considering risk, effort and dependencies.
• Raise impediments, risks and issues early and work with the team to mitigate as needed.
• Develop design concepts that meet client needs with consideration to work process, culture, project implementation plans, serviceability, sustaining costs, environmental considerations (LEED), impact to related building systems and other project‑specific conditions. Execute design projects within pre‑established budget, time and architectural program limitations.
• Select materials according to design standards and budget.
• Undertake space planning responsibilities as required.
• Act as first point of contact, collecting information from clients and internal team members and conduct site visits to understand clients’ spaces, spatial requirements, deficiencies, business adjacencies, workflow, constraints and opportunities.
• Gain approval of project designs by internal business representatives and Project Managers.
• Apply applicable building codes (e.g., egress and life safety) and liaise with local authorities as required for layout approvals.
• Develop and maintain effective relationships with vendors. Monitor work progress and oversee vendor performance to ensure quality completion.
• Comply with all regulatory, environmental, health and safety requirements.
• Manage expectations and needs of client user groups without compromising client or Brookfield GIS objectives.
• Incorporate sustainable practices, where practical, into space planning delivery, in accordance with company processes.
