Great Gulf is seeking an experienced Planner to join our team in Toronto on an 18‑month contract
.
This is an opportunity for a collaborative, solutions‑oriented planning professional to contribute to an active portfolio of residential projects, helping advance subdivision approvals from draft plan through registration. You will play a key role in helping guide projects through the planning approvals process and supporting the successful delivery of new communities.
Key Responsibilities- Manage planning and approvals activities across multiple residential land development projects
- Prepare, submit, and track applications including draft plan of subdivision, rezoning, official plan amendments, and minor variances
- Liaise with municipal planning departments, conservation authorities, utility providers, and internal stakeholders to advance development applications and facilitate subdivision registration
- Coordinate the preparation and review of planning reports, engineering submissions, environmental studies, and other technical documentation required to support approvals
- Prepare and present materials for Council delegations and Committee of Adjustment meetings, attend as required, and represent the company’s interests
- Monitor project timelines and approval milestones, maintaining up‑to‑date schedules and status reports for leadership
- Participate in pre‑consultation meetings, public meetings, and agency review processes
- Support builder coordination, lot release activities, and tracking of development charges and municipal obligations
- Assist with land acquisition due diligence, including planning opinion letters and feasibility assessments
- Monitor and interpret relevant provincial and municipal policy changes, advising internal teams on potential project impacts
- Degree or diploma in Urban Planning, Geography, or a related field
- 8‑10+ years of progressive land development planning experience in Southern Ontario
- Full membership with OPPI and CIP (MCIP, RPP) strongly preferred
- Strong knowledge of the Ontario Planning Act, Provincial Planning Statement/Growth Plan framework, and municipal official plans and zoning bylaws
- Demonstrated experience navigating municipal approvals processes within the GTA or broader Southern Ontario
- Proven ability to manage multiple projects in a fast‑paced development environment
- Excellent written and verbal communication skills with strong attention to detail
- Proficiency in Microsoft Office; experience with land development software is an asset
- Hybrid role with an expectation of regular in‑office attendance and flexibility to travel for external meetings as required
- Pay Range: $120,000 – $140,000
