Position: Accountant, Property Accounting (12-Month Fixed-Term Contract)

Job Description

The Accountant, Property Accounting is responsible for full cycle accounting operations of multifamily properties, applying consistent accounting principles and procedures to record and analyze financial information, maintain the integrity of the financial records, provide transparent and accurate financial information to various stakeholders, assist senior property accountants in the preparation of complete and timely financial reports, and ensure adherence to appropriate accounting controls and policies.

The Accountant, Property Accounting demonstrates overall knowledge of financial reporting and accounting analysis and assists in the preparation and review of financial reporting packages for both internal and external stakeholders.

Please note this is a 12-month fixed-term contract.

Essential Duties and Responsibilities:
  • Perform full-cycle accounting duties for assigned property portfolio such as accruals, adjustments, amortizations, reclasses, and gross potential rent/vacancy loss analysis.
  • Prepare weekly bank reconciliations for assigned property portfolio, while working closely with accounts payable and accounts receivable to reconcile variances.
  • Prepare monthly HST filings to the Canada Revenue Agency for assigned property portfolio.
  • Prepare monthly distribution notices and entries for assigned property portfolio.
  • Prepare monthly entries and chargebacks for expense reports and collaborate with Accounts Payables on expense report processing.
  • Assist managers and senior property accountants in review of monthly property financials to assess accuracy/completeness while collaborating with Asset and Property management.
  • Assist in preparation of monthly balance sheet reconciliations and schedules for proper amortization/depreciation, accruals, true-ups, etc.
  • Coordinate and articulately communicate with internal and external customers, including, but not limited to property managers, maintenance staff, management, auditors, tax consultants, etc.
  • Assist with the preparation and review of monthly and quarterly financial reporting packages for both internal and external stakeholders.
  • Assist with audit requests, including general audit inquiries, preparation of schedules/reports, support data and schedules, and testing of internal controls.
  • Analyze property-related transactions to ensure accuracy, completeness, compliance, and reasonableness.
  • Assist with system and process improvements to enhance financial reporting and accounting efficiency.
  • Develop and maintain standard operating procedures and training documentation.
  • Support management with special research projects and presentations, as required.
  • Participate on special projects and perform other tasks as assigned.

Minimum Requirements:
  • General knowledge of generally accepted accounting principles and international financial reporting standards.
  • Bachelor’s Degree in Accounting or Finance.
  • Advanced knowledge of Excel; proficient in other Microsoft Office programs.
Preferred Attributes:
  • 1-3 years’ experience in Property Management/Real Estate
  • Knowledge of Yardi & D365
