The Opportunity:
We are looking for an individual to provide full-cycle accounting for a portfolio of properties and to add value to the BGO's Real Estate Services team and clients.
What you will do on a monthly basis:
Full understanding of all property specific processes and upkeep of pertinent information relating to specific properties. Provide accurate and timely financial information as required internally by management and other departments, and externally to the client.
Financial Statements
Produce monthly Financial Statements in accordance with accounting standards and policiesUtilize budgets and other tools to analyze variancesEnsure all GST/HST and other legislated taxes and assessments are reconciled and remittedProperty sales/turnover – final operating statements, funds distribution, HST reconciliation, closing of bank accounts, and any other relevant closing dutiesCash Flows/Cash Management
Monitor cash positions with special attention to monthly mortgage payments, payroll billings, management fees, property taxes, GST/HST remittances, capital and leasing costs, and any other major monthly expendituresSurplus funds distributions to ownersMonthly bank reconciliationsAccounts Payable/ Receivable / Administration
Monitor and review mid-month and month-end receivables for accuracy, adjustments, and/or correctionsProduce monthly rent roll/receivable reportAnnual property tax invoicing for tenants that do not pay monthlyMonitor monthly sales reports and follow up on outstanding salesSupport site in reconciliation and invoicing of tenants as dueNew property set up, analysis, and follow up of outstanding issues as requiredWhat you will do on an annual basis:
Operating Costs
Complete year end operating cost adjustments and tenant billings for assigned properties within 90 days of operating year endFollow up with status of operating cost reconciliations for your portfoliosOperating Budgets
Responsible for completing accounting portion of assigned budget files within assigned deadlinesFollow up on status of budgets throughout the draft, revised, and final stages to ensure completion within the assigned deadlinesAnalyze coming years new budget for portfolio for changes to accounting treatment of various itemsEnsure new rental notices are sent to tenant for coming years operating budget approximately 45 days prior to commencement of the operating yearTraining and Mentoring
Assist in training property accounting staff in all BRES property accounting cycles including procedures, processes, and review of property filesAssist as a resource for property accounting staff to come to for guidance and direction for accounting and property related issuesAssist in the overall management of the group through mentoring of property accounting staffSupport ongoing training, developing, and mentoring of property accounting staffWho you are:
Enrolled in CPA programMinimum 4-5 years accounting experience; minimum 2-3 years commercial/retail property accounting experience required including full cycle property accounting,…
