Compensation

$65,000 - $90,000 Annually

Service Model

Essential Responsibilities
  • Manage and coordinate lease‑up projects from start to finish.
  • Assist with the development and update of policies, procedures, processes, and forms related to lease‑up.
  • Oversee the lease‑up team and communicate with ownership groups and internal stakeholders on project progress.
  • Perform various outreach activities throughout the states where lease‑up work occurs.
  • Develop and maintain close relationships with resources and advocacy agencies in the industry.
  • Communicate effectively as the project lead with clients, developers, investors, department directors, and executives.
  • Provide a variety of reports to internal and external stakeholders.
  • Develop and maintain the lease‑up budget for each project, including invoicing, billing, tracking payments, and allocating funds.
  • Build and maintain positive business relationships with primary vendors, resources, and clients through regular interactions via industry events, sponsor ships, phone, and email communications.
  • Coordinate the production of a wide range of marketing communications.
  • Show apartments, accept applications, and screen applicants (verifying and certifying each resident’s income at initial) to determine eligibility in accordance with company policies, procedures and applicable regulations.
  • Review all rental applications for criminal and credit background history and lease forms for accuracy and compliance with resident policy; check all leases for accuracy and completion.
  • Complete resident lease signing and move‑in sheet with residents as needed.
  • Explain rental agreement and residency policies to residents.
  • Maintain waiting‑list files of eligible applicants, files of removed/rejected applicants and all other details tracked from beginning to end of lease‑up period.
  • Collect rents, ensure proper accounting of monies collected, and make deposits in a timely manner.
  • Maintain accurate accounting records.
  • Report and approve timecards for accurate payroll information to the Payroll Department in a timely manner.
  • Maintain property files and records.
  • Prepare daily, weekly, and monthly reports for review.
  • Supervise the handling of any emergency that may arise on‑site.
  • Communicate all concerns and make recommendations to supervisor in a reasonable timeframe.
  • Provide satisfactory documentation to ensure fair and timely resolution of disputes or issues with residents, employees, or others.
  • Demonstrate leadership and promote professionalism through appearance, attitude, and communication skills.
  • Ensure compliance with applicable federal and state regulations associated with business operations.

Perform other duties as assigned.

Supervisory Responsibilities

Directly supervise 2–5 employees in accordance with CMI policies, procedures and applicable laws.

Travel Requirements

Moderate travel is required depending on project location and need.

Qualifications
  • Education: Bachelor’s degree (B.A./B.S.) preferred. Experience with LIHTC required. Prior experience with lease‑ups and with HUD, RD, or Farm worker funding programs preferred.
  • Language

    Skills:

    Ability to read, interpret, and write routine reports and correspondence. Ability to speak effectively before groups. Bilingual strongly preferred.
