HVAC Tech III Lead
Job SummaryUnder limited supervision, the HVAC (Heating, Ventilating, and Air Conditioning) III Lead technician leads work teams, prioritizes, assigns, and coordinates daily staff activities. This employee performs skilled technical work in the maintenance, repair, replacement, and installation of HVAC/R equipment including boilers. The technician primarily focuses on servicing and troubleshooting chillers and Energy Management Controls Systems that communicate with the Building Operations Command Center (BOCC).
Responsibilities- Leads work teams, prioritizes, assigns, and coordinates daily staff activities.
- Provides technical support to HVAC technicians and other departments.
- Installs, troubleshoots, repairs, and maintains various mechanical and HVAC equipment.
- Replaces defective HVAC electrical and electronic controls, including communication cables.
- Assists in monitoring the Energy Management Control System at BOCC; responds promptly to alarm conditions and troubleshoots system malfunction in the field.
- Checks distribution systems for proper velocity, volume, temperature, pressure, etc.
- Utilizes skills in plumbing, mechanical, electrical, HVAC, and refrigeration systems.
- Tends to or fires one or more boilers to produce steam or high‑temperature water.
- Adjusts controls to ensure safe and efficient boiler operation and to meet demands for steam or high‑temperature water.
- Assists in monitoring and training of HVAC II’s, General Maintenance Workers, and Maintenance Trades Helpers; provides instruction and reviews completed projects.
- May prepare work sketches and assist in the design and specifications of planned work.
- Responds to emergency calls after normal work hours.
- Frequent travel between facilities is required.
- Ensures PRIDE safety policies and procedures are followed.
- Performs other duties and special projects as assigned.
- Advanced knowledge of and understanding of Energy Management Controls Systems.
- Five to eight years of field experience servicing HVAC equipment and controls.
- Ability to diagnose and resolve advanced network operation problems.
- Knowledge of computer systems operation and network administration.
- Expanded understanding of building blueprints and electrical schematics.
- Provide technical support and guidance to HVAC shop personnel.
- Advanced electrical and electronic troubleshooting skills.

- Maneuvering to, in, and around equipment
- Bending, kneeling, stooping and reaching
- Climbing stepstools or ladders.
- Lifting and moving heavy equipment up to 35 pounds
- Climbing ladders to gain access to rooftop equipment
- Monitoring computer systems and control displays
Work is performed at a customer’s location in office, shop, warehouse, or outdoor environment. May require driving to and from worksite locations. Equipment can be located in crawl spaces, rooftops, and outside facility. Employees may be exposed to hazardous and/or toxic substances, electrical shock, noise from equipment, and depending on external weather conditions, wind, rain, cold, and heat.
