Maintenance, Maintenance Technician ​/ Mechanic

Capstone Management is seeking a Maintenance Specialist to perform preventive and corrective maintenance on apartment properties, prepare units for leasing, maintain common areas, and support cost‑control programs.

• Complete assigned work orders and preventive maintenance tasks in accordance with established policies, procedures, safety standards, and code requirements.
• Execute the make‑ready process for vacant apartments: complete pre‑move‑out inspections, create a punch list, schedule vendors and contractors, procure supplies, complete maintenance tasks, and inspect final work.
• Follow procedures for accessing and obtaining materials, supplies, and tools from the maintenance department, tracking inventory, and notifying supervisors of re‑ordering needs.
• Complete documentation and other paperwork accurately and promptly to track service requests.
• Assist in maintaining grounds, common areas, and amenities—clearing trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑cutting and expense control by fixing rather than replacing parts when possible and using tools and equipment efficiently.
• Perform preventive maintenance on equipment and systems.
• Be willing to work a flexible schedule and be on call as required.

• Minimum one year of apartment maintenance experience.
• Valid driver’s license.
• AC Certification I and II.
• Strong communication skills and ability to follow written and oral instructions.
• Good problem‑solving skills and attention to detail.
• Team player with a customer‑service mindset.
