POSITION: Lead Maintenance Technician
REPORTS TO: Property Manager
The purpose of this job description is to communicate the responsibilities and duties associated with the position of Lead Maintenance Technician. JOB BRIEF
:
The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and well-maintained living environment for residents, visitors, and staff. The Lead Maintenance Technician should anticipate, identify, and correct problems involving the property and implement procedures to prevent such problems. An effective maintenance program is essential to maintain the property and resident satisfaction.

DUTIES AND RESPONSIBILITIES
:
Conduct all business in accordance with company policies and procedures, state and federal laws (e.g., OSHA, ADA, Fair Housing).
- Resident Service: Perform maintenance tasks personally and delegate to assistants. Oversee and inspect work performed by assistants. Institute and manage a system for handling resident service requests. Complete work orders within 24 hours when possible.
- Schedule maintenance personnel with the manager for emergency coverage (24/7).
- Conduct regularly scheduled safety meetings; maintain and communicate HAZCOM standards. Keep MSDS sheets current and accessible. Maintain knowledge of laws and EPA/OSHA regulations governing hazardous materials.
- Identify and immediately correct hazardous conditions; e.g., broken gates, pool areas, lighting.
- Maintain records for preventive maintenance, service requests, expenditures, make-ready status, etc.
- Schedule and perform routine maintenance on equipment; inspect tools for good condition.
- Mentor subordinates and promote a safety-first attitude.
- Instruct staff on proper use of safety items.
Complete Grace Hill courses by required deadlines. Commissions/bonuses may be affected by past-due Grace Hill courses.
General- Diagnose and perform daily minor and routine maintenance/repair involving electrical, plumbing, A/C/heating, appliances, water systems, stairs, gates, fences, flooring, roofing, lighting, fireplaces, doors, windows, and related components.
- Ensure make-ready repairs are completed correctly and on schedule.
- Report major repairs to the manager before expenditures.
- Demonstrate budget awareness and compliance.
- Handle locks and keys; assist with moving heavy items; maintain inventory of spare parts.
- Identify utility cut-offs and prepare related maps.
- Maintain clean and safe work areas; keep storage areas secure.
- Assist in grounds keeping as needed and perform additional duties assigned by the manager.
The position requires at least 3 years of experience in property maintenance or an equivalent field. Must have a CPO and HVAC license.
Work Hours40 hours per week. Weekends as warranted; on-call rotating basis and for emergencies.
Equipment & ToolsMust wear back support belt, safety goggles for specific tasks, masks, gloves, and other safety gear as required.

- Constant to frequent standing (66%–100%).
- Frequent bending, stooping, kneeling, climbing stairs, reaching above shoulder, lifting up to various weights as described.
- Ability to push/pull, grasp, and perform fine motor tasks with tools.
- Writing: maintain inventory, requisitions, and maintenance reports.
- Weekly/spot lifting of supplies and equipment as needed; note that weights over 50 lbs may require assistance.
