Overview
Carleton Living is seeking to hire a Service Manager to join our team. The Service Manager is responsible for leading the overall apartment maintenance and preventative maintenance program and team.

Property Size: 124 Units
- Supervise and manage the maintenance team, assigning work and tasks to appropriate team members.
- Complete maintenance work orders related to plumbing, carpentry, make ready, groundskeeping, HVAC, appliance repair, and related tasks.
- Perform plumbing maintenance such as snaking and clearing stoppages, replacing fittings and fixtures, repairing toilets and sinks, installing dishwashers, troubleshooting leaks, and changing water heater elements.
- Address electrical maintenance issues such as replacing fixtures and outlets, installing wiring, and installing small appliances like wall heaters and range hood vents as needed.
- Replace window screens, garbage disposals, blinds, kitchen and bath fixtures and hardware; repair and troubleshoot appliances; install and repair cabinets; adjust doors.
- Paint interior and exterior surfaces, cabinets, and related structures.
- Perform light carpentry and drywall repairs; cabinet installation; install kitchen/bath fans and medicine cabinets.
- Assist with custodial work in common areas (sweeping, mopping, vacuuming, trash removal, window cleaning).
- Assist with landscape maintenance and trash hauling as time permits.
- Coordinate safety reviews and training.
- Communicate regularly with the Community Manager to coordinate property needs and resources.
- Conduct formal and informal inspections and report observed problems to the Community Manager.
- Work with, train, assign, and supervise maintenance staff and skilled trades/contractors.
- Facilitate and/or complete repairs and projects using in-house and contracted resources.
- Maintain records and prepare reports in accordance with regulations and Carleton policy.
- EPA Type II Certification or higher (HVAC Certified).
- Certified Pool Operator (CPO) License is preferred but not required.
- At least 4 years of maintenance experience; multiple years of apartment maintenance experience required.
- Able to multitask and meet deadlines in a timely and organized manner.
- Ability to drive when needed. A valid driver’s license and proof of liability insurance is required.
