Lead Maintenance Technician

Salary: $30.00 - $32.00 per hour.
Hours:
Monday‑Friday 8:00 AM – 5:00 PM with occasional on‑call and weekend hours.
As a Lead Maintenance Technician you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating at its best. You lead by example, perform day‑to‑day maintenance, and help other technicians while managing the Make‑Ready board for turnover. You resolve resident and employee issues and maintain a safe and clean environment.
Responsibilities- Oversee ongoing facility maintenance and repairs for a multifamily property.
- Address work orders and maintenance issues proactively to prevent escalation into major problems.
- Utilize five‑plus years of property maintenance experience, including at least one year supervising others, to handle work orders.
- Apply technical certifications to perform HVAC‑certified repairs and maintenance, pool/spa maintenance (CPO), and specialized electrical or plumbing troubleshooting.
- Perform hands‑on day‑to‑day maintenance activities and lead by example.
- Assist and mentor other technicians with work orders.
- Manage the Make‑Ready board to keep turnover work on schedule.
- Engage in conversations with employees and residents, listening to their concerns and resolving issues.
- Use project management skills to find cost‑effective, high‑quality, timely solutions.
- Provide a safe working environment for the team and a safe living environment for residents, including using EPA certification for handling substances and training the maintenance team in safety procedures.
- Maintain your own toolkit; may use company‑owned or personal vehicle as needed; a valid driver’s license is required.
- High school diploma or GED required; at least 5 years of relevant property maintenance experience, preferably in residential or hospitality settings.
- Minimum 1 year of supervisory experience with two or more employees.
- Technical degree or certifications in HVAC, plumbing, or electrical (S1 or S2 HVAC highly desirable).
- Proficient with Microsoft Office Suite or related located software.
- Own tools and a valid driver’s license.
- Excellent attention to detail, communication, organizational and time‑management skills.
- Ability to work in a high‑volume, fast‑paced environment.
- Knowledge of local, state, and federal employment laws including OSHA, wage and hour, meal and rest breaks, and equal‑employment‑opportunity regulations.
- Work days Monday‑Friday 8:00 AM–5:00 PM, plus scheduled on‑call hours and occasional weekends.
- Occasional travel by company‑owned or personal vehicle.
- Lift or move items weighing up to 25 lbs frequently; occasionally up to 50 lbs.
- Use hands and tools; adequate vision; stamina and dexterity required.
- Move about the property: stand for amen extended periods, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl in various weather conditions and climates.
