Purpose:
To create loyal, lifelong fans and exercise practitioners. The Director of Real Estate at EōS Fitness provides key support to the Real Estate and Operations teams, collaborating across departments to manage important documents and facilitate the lease and construction process. Responsibilities include preparing real estate materials for executive review, assisting with portfolio management, and participating in meetings to monitor project progress.
The role also leverages data to guide strategic decisions and works with leadership on market development efforts. Occasional travel to evaluate new locations may be required.
- Partner with Real Estate, Legal and Construction Teams to draft and organize Letters of Intent.
- Help lead lease negotiation process and the creation of lease exhibits.
- Assist in the transition from lease negotiation to design and construction.
- Prepare Real Estate packages ("Site Approval" and "Lease Approval") for monthly real estate committee and board of directors, including timely assembly of proformas, demographics, analytics, LOIs, area maps, site photos, construction budgets, sales forecast, etc.
- Assist in asset management of existing real estate portfolio including lease renewals (Lease tracking reporting), remodels and relocations.
- Weekly development team meetings to update and monitor the Development Pipeline Status and Reporting.
- Work in tandem within Development Dept primarily with CGO, VP and Manager of Real Estate to oversee the development, planning and execution of EOS real estate strategy and market development initiatives.
- Leverage data to inform our real estate and development strategy.
- Provide insights and analytics to drive decisions in implementing, managing and executing the real estate development strategy that maintains desired trade area demand, sales threshold, return and investment metrics.
- Analyze gym sales performance of existing and new gyms to continually validate demand model and sales transfer/cannibalization impact implications of development decisions.
- Work with CGO, VP and Brokers to accumulate market due diligence prior to site visits.
- Travel to designated markets with brokers and other team members to identify the best locations for the development of profitable gyms. Eastern US Focused Role - Preferably based in Florida, TX or Georgia.
- Bachelor’s degree in a related field.
- 8+ years of experience in a similar role.
- Experience with real estate transactions in multiple states is required.
- Substantial experience in real estate law, particularly in lease drafting and document coordination.
- Thorough knowledge of California real estate laws and regulations.
- Experience with Texas, Florida, Utah, Nevada, and Arizona real estate laws and regulations is ideal.
- Exceptional drafting and communication skills.
- Proven ability to work efficiently and independently, while fostering effective collaboration within a team environment.
- Proficiency in MS Office and legal software.
- Must successfully pass background check.
- Ability to work in a gym setting; move about club floors and rooms; communicate with employees, members, and vendors.
- Ability to access and operate Company computer system including prepare documents, enter data into computer system, read reports from a computer database or email system.
Salary Pay Range: $125,000—$150,000 USD
