Overview
Dasmen Residential is seeking to hire a full-time Property Manager. This position is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property. The Property Manager must embrace the concepts of Level 5 Leadership, Group Responsibility and Servant Leadership.
Reports To: Regional Property Manager.
Duties & Responsibilities- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, the Fair Credit Reporting Act, and all other Federal and State laws.
- In conjunction with the RPM, assist in the formulation of budgets for each upcoming calendar year. Stay within the established budget guidelines throughout the year.
- Actively maintain and report monthly variances and narratives.
- Ensure that all rents are collected when due and posted in a timely manner. Ensure bank deposits are made immediately and deposits are reported to the corporate office daily.
- Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
- Maintain constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. Approve and submit all invoices to the corporate office for payment.
- Provide rental rate recommendations to the Regional Property Manager.
- Hire, train, motivate and supervise all on-site staff to achieve operational goals. This includes new employee orientation and training, ongoing performance evaluation, timesheet review and approval, and advising on-site staff of procedures and guidelines.
- Provide comprehensive feedback to non-performing employees. Facilitate disciplinary procedures and documentation up to and including termination if necessary.
- Conduct ongoing training with office staff on leasing paperwork, workplace safety, and other daily training needs.
- Report all liability and community incidents to the corporate office immediately. Ensure workers’ compensation claims are reported and proper paperwork completed.
- Complete pertinent safety checklists with maintenance staff.
- Ensure lease files are complete and that lease execution is proper. Approve all leases on the property in writing.
- Ensure offices/opening schedules, office condition and model apartment readiness.
- Maintain records on all management activities daily, weekly and monthly; submit required reports to corporate offices accordingly.
- Maintain a positive customer service attitude.
- Conduct periodic inspections with resident move-ins/move-outs.
- Review notices to vacate to determine the cause of the move-out.
- Initiate and implement policies/procedures to manage resident communications, including complaints and service requests.
- Walk and inspect the community regularly; check vacant apartments.
- Update vacancy status daily. Coordinate with maintenance and make-ready staff to ensure timely cleaning of apartments after move-out.
- Work with Maintenance Supervisor to monitor and schedule all maintenance activity.
- Conduct market surveys monthly and provide trend information. Monitor competition and neighborhood market conditions.
- Welcome and show the community to prospective residents; handle incoming inquiries and complete relevant paperwork.
- Maintain awareness of market trends via trade publications and professional organizations.
- Prefer 3 years of on-site property management experience; 2 years as a property manager.
- Background in supervision with a proven track record of accomplishments.
- Computer skills:
Microsoft Office (Word, Excel, Outlook), proficiency with Yardi Voyager; ability to learn new systems quickly and use them daily. - Full-time salaried position. Must be available on weekends for staffing needs and emergencies.
- Some financial/accounting experience preferred.
- Frequent need (20%–25%) to use personal transportation to inspect the property and surrounding areas, make bank trips, and visit the corporate office.
- Occasional use of a golf cart may be necessary.
- Must have a valid driver’s license, automobile insurance, and a clean driving record.
- Must be willing to submit to a criminal background check.

Salary: $45,000-$60,000
