The Maintenance Technician assists the Maintenance Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Maintenance Manager and Community Manager.

The Maintenance Technician must provide exceptional customer service while assessing and repairing the property.

Responsibilities
  • Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerant.
  • Be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes and broken/burned out exterior lights.
  • Maintain knowledge of all utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
  • Perform basic and advanced HVAC repairs to residential heating and cooling systems, including preventive maintenance checks, troubleshooting, replacing faulty parts, charging units, and, if needed, repairing/replacing entire HVAC systems.
  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, circuits, etc., and light plumbing work such as clearing stoppages and replacing fittings.
  • Perform carpentry work including fitting doors, freeing windows, replacing/building shelves, sanding and refinishing floors, and painting (interior and exterior).
  • Paint: be knowledgeable in painting processes including taping, texturing, caulking, and minor drywall repairs. Follow OSHA hazardous materials regulations where applicable.
  • Flooring: ensure flooring is cared for and prepared for stripping, waxing and cleaning; operate machinery (buffers, vacuums, sanders) and mix chemicals properly.
  • Replace broken glass, tile, screens, disposals, fixtures, appliances, draperies, locks.
  • Assist in custodial and grounds work in common areas (sweeping, mopping, vacuuming, trash, windows).
  • Respond to work orders and resident concerns in a timely and professional manner.
  • Assist make-ready staff as required to meet deadlines.
  • Complete accurate records regarding preventive maintenance and work orders.
  • Report maintenance or resident concerns to manager or supervisor promptly.
  • Periodically inspect units, buildings and common areas and perform repairs/janitorial assistance as needed; ensure storage areas and entrances are locked and adequately lit.
  • Attend and participate in training seminars; operate within OSHA standards and company safety policies.
  • Ensure effective, timely and professional interactions with residents, contractors and the property management team on all maintenance services.
  • Monitor inventory levels of spare parts and supplies; inform Maintenance Supervisor or Community Manager of shortages.
  • Perform other duties as assigned.
