Job Description

The Maintenance Supervisor reports to the Property Manager and oversees all maintenance needs, physical appearance, and service requests on the property while working within the allotted budget.

Key responsibilities include:

  • Hands‑on maintenance of units and grounds, ensuring the service request tracking system is used and followed up with properly.
  • Managing turn‑and‑make‑ready processes so they run smoothly.
  • Supervising the maintenance team and maintaining excellent resident relations through superior customer service.
  • Being on call and available some weekends.
Essential Duties and Responsibilities
  • Maintains positive resident relations through superior service.
  • Inspects the grounds, buildings and other community features multiple times each day to identify, minimize and correct hazardous conditions and maintain exceptional property appearance.
  • Fulfills resident service requests in accordance with HRA policy while maintaining superior customer service.
  • Trains the Maintenance team on HRA standards, monitors service request turnaround time and corrects lapses.
  • Performs unit inspections to determine move‑in readiness and assists with make‑ready processes.
  • Assists the Property Manager with creating turn and make‑ready board, key replacement process, vendor key system, ordering supplies, vendor negotiation, scheduling and contracting.
  • Lifts and works with heavy equipment as needed.
  • Supervises the Maintenance Team: interviews, hires and trains technicians and porters; plans and organizes tasks for each shift; conducts timely performance evaluations.
  • Manages and maintains a preventative maintenance program to extend the life of the community while minimizing future repairs.
  • Maintains a well‑organized and properly stocked maintenance shop while adhering to safety standards, OSHA guidelines and staying within allotted budget.
  • Performs hands‑on maintenance across electrical, plumbing, HVAC, carpentry, painting, drywall, appliances and other building systems.
  • Conducts maintenance callbacks of assigned service requests.
  • Designs, implements and executes in‑house and/or capital projects as assigned; assists with budget estimates and costs of specific repair projects.
  • Ensures consistency in dealing with residents on all matters; complies with all federal, state and local Fair Housing laws.
  • Performs after‑hour and/or weekend “on call” duties as assigned.
Compensation

We offer an excellent compensation packet including a competitive salary (DOE), bonus potential, health, dental, vision, life and disability insurance, 401(k), paid time off, paid holidays, flexible spending account, HSA, and a 20% rental housing discount if living on site.

Hourly Wage: $28–$34 DOE, plus bonuses (paid quarterly).
