The MAINTENANCE SUPERVISOR provides maintenance support and is accountable for delivering on our commitments to our residents. This includes quality move‑in, resident satisfaction, timely service, and personal attention to our residents.

• Prepare all market‑ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping.
• Complete resident service requests in a timely manner.
• Maintain knowledge of plumbing, pool maintenance, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, scheduling, and life safety issues; access roof ACs as required.
• Maintain grounds, pools, common areas, amenities, and dog parks; keep them clean and safe.
• Perform on‑call emergency procedures as required.
• Report maintenance issues affecting the budget such as life safety, vacant repairs, property damages, and common‑area needs to the manager.
• Schedule and perform preventative maintenance and record activities.
• Keep updated on state, local, and federal housing laws, codes, policies, and systems regarding maintenance.
• Attend and participate in training programs to stay current with laws, codes, and licenses.
• Provide superior customer service and represent the company professionally at all times; maintain a courteous attitude when dealing with residents, coworkers, and the public.
• Perform duties as assigned in a timely manner.
• Dress per company appearance standards.
• Maintain and safeguard all company tools and equipment.
• Perform any other related duties as required or assigned.

• Supervise 1–5 non‑supervisory employees.
• Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
• Train employees; plan, assign, and direct work; appraise performance; reward and discipline employees.
• Address complaints and resolve problems.

• High school diploma or equivalent; plus 3 years related experience or training.
• Valid driver’s license; HVAC license required.
• Ability to take direction but work independently.
• Communicate clearly and professionally in English (written and verbal).
• General knowledge of building codes and laws applicable to the community.
• Work outdoors and/or without air conditioning for extended periods of time.
• Regular use of machines and equipment (desktop/laptop computer and software, HVAC equipment, etc.).
