East Group Properties  is seeking a highly motivated Project Manager to represent the owner’s interests in the development and construction of industrial real estate throughout the State of Florida. This position will be based in Tampa, FL and will support all Florida markets, partnering closely with the Development, Leasing, Asset Management, and Property Management teams.

The Project Manager will oversee projects from early site evaluation through design, permitting, construction, and close-out. This role requires frequent coordination with architects, engineers, general contractors, consultants, and local municipalities across multiple Florida jurisdictions. The ideal candidate is highly organized, proactive, and comfortable managing multiple projects concurrently in diverse regulatory environments.

Summary of

Job Duties Development & Pre-Construction
  • Assist with new site selection, feasibility analysis, and due diligence activities across Florida markets.
  • Participate in entitlement and zoning efforts, including coordination with land use attorneys, civil engineers, and local planning authorities.
  • Lead and manage the design process in collaboration with architects, engineers, and internal stakeholders to ensure projects meet East Group standards, budgets, and schedules.
  • Review conceptual plans, construction documents, and specifications for quality, constructability, cost efficiency, and compliance with company standards and local codes.
  • Coordinate with governmental agencies and building officials to obtain permits, approvals, and certificates of occupancy in multiple municipalities.
Bidding & Contracting
  • Lead the competitive bidding process for infrastructure, building shell, and tenant improvement projects.
  • Evaluate bids, scopes of work, and contractor qualifications to support award recommendations.
  • Assist in preparing and reviewing contracts, amendments, and change orders, ensuring scope, cost, and schedule alignment.
Construction Management
  • Manage the entire construction process for industrial developments, including site work, infrastructure, building shell, and tenant improvements.
  • Monitor and enforce project schedules to ensure on-time delivery across multiple active projects.
  • Review and approve shop drawings, submittals, RFIs, and pay applications.
  • Conduct regular site visits and construction meetings to track progress, address issues, and ensure quality and safety standards are met.
  • Coordinate with internal teams and external partners to resolve design, construction, or schedule challenges efficiently.
Financial & Schedule Control
  • Ensure that accurate and complete cost estimates are prepared for each project phase.
  • Prepare, monitor, and manage project budgets, including cost forecasting and variance reporting.
  • Review contractor pay applications and change orders for accuracy and compliance.
  • Maintain detailed project documentation and reporting to support leadership updates and decision-making.
Cross-Functional Collaboration
  • Work closely with Leasing and Property Management to support tenant improvement projects and operational transitions.
  • Coordinate with Asset Management to align project execution with long-term portfolio objectives.
  • Support standardization of processes, documentation, and best practices across Florida markets.
Education & Experience
  • BS in Civil Engineering, Construction Management, Architecture or related field preferred.
  • 5-8 years of design/build or other related construction experience required.
  • Industrial experience preferred.
Knowledge, Skills & Abilities
  • Strong understanding of commercial construction methods, sequencing, and cost control.
  • Demonstrated ability to make sound decisions under tight deadlines.
  • Ability to plan, organize and manage multiple activities to accomplish the desired results.
  • Excellent computer skills with strong knowledge of Word, Excel, Adobe, Microsoft Project and the Internet required.
  • Strong verbal and written communication skills with the ability to interact effectively with internal teams, consultants, contractors and public officials.
  • This position will need to travel to other Florida markets as needed.
