Summary:

The Controller is responsible for leading all accounting and financial operations for the property management portfolio and corporate entity. This role provides strategic financial oversight, ensures the integrity of financial reporting, strengthens internal controls, and partners with executive leadership to support data-driven decision-making.

The Controller oversees property and corporate accounting functions, ensures compliance with GAAP and industry-specific regulations, and drives continuous improvement in financial processes and systems.

Essential Duties and Responsibilities

Financial Leadership & Oversight

* Direct and oversee all accounting operations, including accounts payable, accounts receivable, general ledger, and bank reconciliations.

* Ensure accuracy and integrity of financial records for all managed properties and corporate entities.

* Establish and maintain strong internal controls and accounting policies to safeguard company and client assets.

* Provide strategic financial insights and recommendations to the President and executive leadership team.

Financial Reporting & Analysis

* Oversee preparation and distribution of monthly, quarterly, and annual financial statements for ownership groups, investors, and leadership.

* Review and analyze property-level financial performance, including variance analysis and trend reporting.

* Ensure accurate reporting of property income, operating expenses, capital expenditures, and reserve activity.

* Lead consolidated financial reporting and portfolio performance analysis.

Property & Real Estate Accounting

* Oversee rent roll reconciliations, tenant ledgers, lease accounting, security deposits, CAM reconciliations, and operating expense true-ups.

* Ensure proper accounting for acquisitions, dispositions, and refinancing activities.

* Monitor collections, payables, and cash flow across the portfolio to ensure financial stability.

Budgeting, Forecasting & Cash Management

* Lead annual budgeting and reforecast processes for properties and corporate operations.

* Develop and monitor cash flow projections and capital planning strategies.

* Partner with property management leadership to align operational plans with financial performance goals.

Compliance & Audit

* Ensure compliance with GAAP, state and federal regulations, and industry-specific requirements.

* Oversee accounting compliance for affordable housing programs, including HUD, RD, and LIHTC properties (if applicable).

* Coordinate and manage external audits, tax preparation, lender reporting, and investor reporting requirements.

* Prepare audit schedules and required documentation.

Team Leadership & Systems Management

* Lead, mentor, and develop accounting staff; establish performance expectations and accountability standards.

* Evaluate and enhance accounting systems, reporting tools, and workflow processes.

* Serve as system administrator or key leader for Yardi Voyager and related financial platforms.

* Drive process improvements to increase efficiency, accuracy, and scalability.

Required Skills, Education & Experience

* Bachelor's degree in Accounting, Finance, or related field required; CPA preferred.

* 7+ years of progressive accounting experience, with 3+ years in a leadership or Controller-level capacity.

* Strong background in property management or real estate accounting required.

* Experience with affordable housing programs (HUD, RD, LIHTC) strongly preferred.

* Advanced knowledge of GAAP and real estate accounting principles.

* Yardi Voyager experience required; experience with other property management accounting systems (e.g., App Folio) a plus.

* Advanced Excel proficiency and strong financial modeling capabilities.

* Demonstrated ability to lead teams and influence cross-functional stakeholders.

* Excellent communication skills with the ability to present financial information clearly to non-financial leaders.

* Valid driver's license required due to regular commute between Tacoma and Lynnwood offices.

* Occasional standing, walking, bending, and lifting up to 15 pounds.

* Ability to review detailed financial data and reports with high accuracy.

* Hybrid work environment requiring regular in-office presence and travel between company locations and properties as needed.
