Scope of Responsibilities
:
Responsible for overseeing the facilities maintenance, and construction day-to-day activities and projects. Responsible for training and development of subordinate staff, conducting performance reviews, estimating personnel needs, coordinating and assigning work, creating annual budget, prioritizing activities, and meeting deadlines.

Job Summary: Responsible for the oversight of the activities associated with facility maintenance and construction within all divisions of KPH.

Travel is required.

Job Duties:
  • Interact with intra company departments to develop new store and expansion/remodeling construction projects and budgets
  • Responsible for allocating company and outside resources to carry out expansion/remodeling projects
  • Communicate with intra company departments regarding construction schedules and project status
  • Effectively create, use, and allocate outside services to aid in facility’s on-going needs
  • Responsible for choosing and creation of Computerized Maintenance Management Software (CMMS) to enhance Maintenance Management and training of all parties to maximize efficiency and benefit.
  • Develop architectural, mechanical, electrical, plumbing, and structural plans for each project when appropriate with landlords and contractors’ representatives.
  • Communicate and meet with contractors to develop plans and bid contracts for various work needed to maintain and enhance facilities.
  • Create, coordinate, and administer CAM contracts and assist with Lease CAM needs as needed.
  • Understand the lease requirements and obligations concerning the maintenance, construction and/or remodeling of our facilities.
  • Attend town meetings for site/building plans, remodeling, and sign approvals when necessary.
  • Submit applications when necessary to town/city/village for permits, signage, building,
  • Assist in the budgeting process and allocation of funding for the Real Estate and Construction departments
  • Responsible for completing all mandatory and regulatory training programs for staff members.
  • Responsible for purchase of refrigeration (coolers, freezers, etc.), and exterior signage to serve all divisions.
  • Responsible for oversight of all new construction projects; from cost estimates to project summary
  • Responsible for the intake, assigning, and resolution of all maintenance issues by use of in-house staff and vendor partners throughout all divisions
  • Responsible for maintaining fixture & supply warehouse for use as offices and all activities required to meet the needs of maintenance and construction to serve the company
  • Responsible for periodic RFP and managing waste management vendor activity to serve needs of all facilities
  • Carry out corporate initiatives relating to maintenance needs vs profitability
  • Perform other duties as assigned
Education:
  • Minimum:
    High School Diploma or GED
  • Preferred: AS Degree or higher in Construction or related field

Experience:

  • Required:

    Previous experience as Construction Manager or related position, three years in construction related
  • Required:

    Previous experience with AutoCAD Programs
  • Required:

    Ability to operate and manage CMMS software
Special Conditions of Employment:
  • Drug test
  • Initial and continuous exclusion and sanction/disciplinary monitoring
  • Any and all additional eligibility requirements based on the specific position

Compensation:

$75,000 - $80,000 Annual

The final offer will be determined after careful consideration of multiple factors such as relevant skills, years of experience and education.
