Position: Facilities & Maintenance Manager (Estates)
FACILITIES & MAINTENANCE MANAGER (ESTATES)

This well established business park is looking for a driven and dynamic Facilities & Maintenance Manager to join their existing team covering a (phone number removed) sq ft busy site in South Derbyshire.

Working closely with the Estate and Community Manager this is a full-time role Mon-Fri 8am – 4:30pm (4 days per week considered) and the role will be responsible for the technical integrity, building fabric, and operational performance of the Business Park.

The role is a hybrid facilities, building-management and hands-on maintenance position, ensuring that the estate’s infrastructure, shared areas, and building systems operate safely, efficiently, and in a manner that supports both occupiers and asset-management objectives

The Estate

The Business Park is a former single-occupier site of approximately 350,000 sq ft, comprising:

* Offices (some partially serviced)

* Laboratories

* Industrial units

* Containerised accommodation

* Extensive shared external areas, access ways, and infrastructure

The estate is multi-let and operationally complex, requiring a proactive and commercially minded technical lead.

Key Responsibilities

Building Fabric & Estate Maintenance

* Take ownership of the condition, safety, and functionality of the estate’s buildings and shared areas.

* Manage and maintain ageing buildings, including roofs, façades, access ways, drainage, and common parts.

* Identify defects, prioritise remedial actions, and implement planned and reactive maintenance programmes.

Technical Systems Management

* Oversee and understand core building systems, including:

* Liaise with specialist contractors to ensure systems remain compliant, operational, and fit for purpose.

Health, Safety & Compliance

* Maintain a strong working knowledge of current health and safety legislation applicable to commercial estates.

* Identify, record, and manage risks across the site, including:

* Ensure statutory inspections, certifications, and records are maintained accurately and on time.

Contractor & Project Management

* Prepare clear scopes of work and technical briefs for contractors and consultants.

* Instruct, manage, and supervise contractors on site.

* Lead tendering processes where required, including evaluation of cost, quality, and programme.

* Monitor works on site to ensure delivery to specification, programme, and budget.

Capital Projects & Value Enhancement

* Support and lead capital expenditure projects aimed at improving the performance and value of the estate.

* Identify opportunities to:

* Work closely with the Estate and Community Manager to align technical works with leasing and asset-management strategies.

Hands-On Maintenance (Where Time Permits)

* Undertake basic maintenance and technical tasks directly, where appropriate and efficient to do so.

* Provide practical problem-solving support across the estate on day-to-day operational matters.

Systems, Records & Reporting

* Maintain clear, auditable records of:

* Use IT systems effectively and contribute to the development of robust processes and procedures for estate management.

Key Technical Skills & Experience

Experience managing ageing commercial buildings and shared estate environments.

Sound understanding of electrical systems in commercial or industrial settings.

Working knowledge of fire alarm and life-safety systems.

Strong grasp of health and safety legislation, including asbestos management.

Ability to prepare detailed contractor briefs and scopes of work.

Experience instructing and managing contractors, including tendering where required.

Practical capability to undertake basic maintenance and technical works.

Understanding of EPCs and the ability to identify improvement opportunities on a cost-benefit basis.
