Overview

Real Estate Paralegal supports the company’s legal operations in project management, administrative and legal areas, collaborating with QTS business owners, suppliers, and other members of the Legal Department. The position is primarily responsible for supporting all phases of the real estate acquisition and disposition process, including review of contracts, preparation of critical dates, leases, titles, plats and surveys, closing documents, objection letters, utility easements, development and escrow agreements, and other legal documents required by the transaction, due diligence, engineering process, and/or requested by a Legal Real Estate attorney.

The Real Estate Paralegal may preliminarily review post-closing documents required to complete platting, permitting, remodeling projects, and finance initiatives before final review by Corporate Counsel. The role requires preparing and setting calls/meetings, agendas, follow-up, and maintaining reports dealing with critical dates and deadlines used by Real Estate and Engineering Departments to manage permitting deadlines.

RESPONSIBILITIES, other duties as assigned:

  • Creates, updates, and maintains critical dates, deadline notification emails and circulates to Real Estate and Engineering team, Corporate Counsel, and other team members consistent with the Service Level Agreement.
  • Communicates effectively and efficiently and keeps other team members apprised of the current state of the real estate projects.
  • Participates in team meetings to discuss legal project status, critical dates, and deadlines.
  • Serves as a point of communication with the title company to obtain title documents, clear title insurance requirements, and coordinate upcoming closings.
  • Creates, organizes, and maintains a legal file for each location to be acquired, sold, or leased.
  • Files, organizes, and creates closing binders for each closing transaction.
  • Works closely with Legal Real Estate attorneys and other department personnel to handle issues and conflicts throughout each transaction’s lifecycle (including post-closing).
  • Develops and maintains an overall knowledge of the real estate processes, procedures, and documentation requirements within each applicable state.
  • Assists in managing the company’s Real Estate document library.
  • Supports and assists members of the Legal Department with transactions, such as organizing checklists, including arranging closing documentation and collecting due diligence for real estate transactions.
  • Supports critical business, security and compliance information aspects of the company’s acquisition and development of property and facilities.
  • Performs other tasks and responsibilities of legal matters and general business matters based on the needs of the Legal Department.

Basic Qualifications:

  • Associate’s or Bachelor’s degree in Paralegal Studies, Legal Studies, or a related field.
  • Minimum of 3 years of experience as a paralegal, with a focus on real estate law.

Knowledge, Skills & Abilities:

  • Strong understanding of real estate law and transaction processes.
  • Excellent written and verbal communication skills.
  • Proficiency in legal research and document management software.
  • Detail-oriented with strong organizational skills.
  • Ability to work independently as well as collaboratively with a team.
  • Strong problem-solving skills and the ability to handle multiple tasks.
  • Ability to prioritize tasks and manage time efficiently to meet team deadlines.
  • Great communication skills to clearly and effectively exchange information, ideas, and feedback with team members.
