Position: Building / Property Project Manager

PPPK Petra is a large educational foundation in East Java, Indonesia. It manages numerous schools (from kindergarten to high school and vocational schools) in Surabaya and Sidoarjo. POSITION Building / Property Project Manager

JOB DESCRIPTION 1. Project Planning
  • Develop comprehensive project plans covering scope of work, construction methods, schedules, budgets, and procurement strategies.
  • Prepare and control master schedules, cash flow projections, and resource planning.
2. Project Execution & Management
  • Lead and manage all project activities from pre-construction through completion and handover.
  • Supervise and coordinate project teams including site managers, engineers, supervisors, and project administrators.
  • Ensure construction works are executed in accordance with approved drawings, technical specifications, and quality standards.
3. Cost, Quality, and Schedule Control
  • Monitor and control project budgets to prevent cost overruns.
  • Ensure quality standards comply with project requirements, applicable regulations, and industry best practices.
  • Identify project risks and implement corrective and preventive actions to mitigate delays or issues.
4. Contract & Administrative Management
  • Manage contracts with consultants, contractors, and vendors.
  • Review and evaluate progress claims, variation orders, change orders, and contractual disputes.
  • Prepare and submit periodic project progress reports to senior management or the board of directors.
5. Coordination & Communication
  • Act as the primary liaison between owners, consultants, contractors, and internal stakeholders.
  • Lead project meetings and ensure effective implementation of technical and managerial decisions.
6. Compliance & Safety Management
  • Ensure full compliance with statutory regulations, permits, and construction standards.
  • Enforce and promote Health, Safety, and Environment (HSE/K3) policies across the project site.
7. Project Handover & Evaluation
  • Oversee testing, commissioning, and handover processes (PHO/FHO).
  • Conduct post-project evaluations to support continuous improvement initiatives.
JOB REQUIREMENTS Education & Experience
  • Bachelor's Degree in Civil Engineering.
  • Minimum 10 years of experience in building and property construction projects.
  • At least 3 years of experience as a Project Manager, Senior Supervisor, or equivalent managerial role.
  • Experience managing high-rise buildings, commercial, residential, or mixed-use developments is an advantage.
  • Strong knowledge of construction project management, including planning, scheduling, budgeting, and controlling.
  • Ability to read, analyze, and interpret technical drawings, specifications, and Bills of Quantities (BOQ).
  • Solid understanding of building systems including structure, architecture, and MEP.
  • Proficiency in project management and engineering software (MS Project or Primavera, AutoCAD, MS Office, etc.).
  • Proven leadership skills in managing multidisciplinary project teams.
  • Strong decision-making and problem-solving abilities.
  • Excellent communication, coordination, and negotiation skills.
  • Ability to work under pressure, meet deadlines, and manage multiple priorities.

Certifications (Preferred)
  • Professional Civil Engineer Certification (Intermediate/Senior Level)
