• Bachelor's degree in Real Estate, Civil Engineering, Construction Management, or equivalent practical experience.
• 14 years of experience leading negotiations or business development in the real estate industry.
• 10 years of experience in land development activities, with a focus on industrial, data center, or technology manufacturing development.
• 8 years of experience in people management.
• Experience in managing the life‑cycle of land development activities in all relevant domains (zoning/entitlements, utility infrastructure, permitting, environmental).
• Experience with utility development processes and leading utility infrastructure, supply, and service agreements.

• Experience leading complex and scalable cross‑functional programs.
• Experience developing site and infrastructure for hyperscale data centers or mission‑critical facilities.
• Understanding of financial modeling, forecasting, budgeting, owning financial responsibility and tradeoffs necessary to meet program requirements.
• Excellent communication and influencing skills.

This is a critical Land Development Manager leadership role within Google's Infrastructure Construction and Asset Management (ICAM) team, which manages the global network of hyperscale data centers powering Google Cloud and all online services. ICAM is responsible for overseeing Google's off‑site infrastructure, inventory land, and both leased and owned data center assets, ensuring capacity scales securely, reliably, and on budget by rigorously protecting Google’s long‑term capacity rights and operational stability worldwide.

As the Manager, you will build and lead a team of Strategic Negotiators (Portfolio Managers) who drive the global data center expansion portfolio. This team acts as the primary site leader from post‑acquisition, overseeing all essential pre‑construction development activities, including zoning, permitting, and utility planning. The main objective is to deliver development‑ready land assets that precisely meet requirements for capacity, timeline, cost, and technical specifications.

This ensures Google can rapidly construct reliable, scalable, and cost‑effective data center infrastructure globally.

The US base salary range for this full‑time position is $214,000-$302,000 + bonus + equity + benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job‑related skills, experience, and relevant education or training.
