OPPORTUNITY: FLOATING COMMUNITY MANAGER – NORTHERN CALIFORNIA

Sares Regis Group is seeking an experienced Community Manager to float between our communities in Northern California, with our The Flats community as home property. This is an excellent opportunity for someone looking to grow their career with a great company in a convenient location!
DAYS
REQUIRED:
MONDAY - FRIDAY
- Responsible for hiring, training and developing a competent team.
- Manage daily operations directly or indirectly: review daily rent recommendations and identify opportunities to maximize income.
- Collect rents, implement timely legal delinquent rent procedures; assure resident insurance compliance procedures are in place; assure screening criteria and policies are adhered to; assure resident retention procedures are implemented timely and effectively; prepare weekly reports; approve invoices and ensure accurate data input; complete any other required reports.
- Review and analyze monthly performance; complete meaningful variance reports; initiate annual budgets and forecasts.
- Identify potential market challenges; educate self, staff and regional manager about competitors and conditions in the marketplace; create effective marketing plans.
- Ensure recurring contract work (e.g., unit cleaning, painting, landscaping) is bid out routinely to assure quality and best price; confirm contractor insurance and lien waiver requirements are in compliance with policy; monitor quality and timeliness of contractor performance.
- Assure OSHA and other safety procedures are implemented; educate team regarding safety precautions; hold routine safety meetings; confirm up-to-date MSDS information is available.
- Identify, with the maintenance supervisor, potential repairs or capital projects; confirm quality curb appeal meets corporate and regional manager standards; identify actual or potential risk management issues.
- Read, follow, and implement the company and employee handbooks, property policy manuals, and other governing documents.
- Excellent problem-solving, interpersonal and communication skills; leadership/supervisory skills.
- At least 1 year of experience as a Community Manager of 100+ units.
- Excellent sales skills.
- Ability to read, analyze, and interpret general business periodicals; write reports and business correspondence.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area; apply basic math concepts.
- Ability to solve practical problems and deal with a variety of variables in situations with limited standardization.
- Knowledge of operations software used at the property level:
Outlook, Internet software, Excel, and Word.
Salary range: $50.00 - $51.93 per hour. Competitive compensation package includes a 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full‑time employees who work between 30‑40 hours a week are eligible for medical, dental, vision, and other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
