Brief Overview

The Maintenance Technician II provides general and specialized maintenance to rental housing. This position may also perform work to prepare rental units for new occupancy. A valuable member of the maintenance team, he or she is responsible for checking, troubleshooting, and making routine repairs in air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance areas. The role frequently involves outdoor work in all weather conditions, as well as in attics, crawl spaces, and other tight spaces depending on the maintenance requirement.

What

You Will Do
  • Respond to service requests regarding furnaces, air‑conditioning systems, appliances, water heaters, solar collection, disposals, general plumbing, carpentry, painting, and other required maintenance items.
  • Perform skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith requiring advanced knowledge and troubleshooting abilities.
  • Maintain equipment (tools, gauges, Freon recovery systems, snakes, drills, etc.) in ready repair and demonstrate safe, proficient operational knowledge of tools.
  • Understand and follow proper use of equipment, chemicals, and personal protective equipment (PPE).
  • Follow and adhere to an established preventive maintenance program for all heating and ventilation systems, performing required maintenance such as filter replacement.
  • Assist in making vacated units ready, including painting, sanding, varnishing, floor and tile removal and replacement, drywall repair, fixture repair, spray stripping, waxing, polishing, window repair, and related exterior work as needed.
  • Perform emergency maintenance, including sewage backups, water main or lateral breaks (dig, expose line, repair, replace soil), fires, weather‑related damage, water leaks, appliance repairs, and other urgent issues.
  • Ensure that unsafe conditions are corrected in a timely manner.
  • Drive for the company using either a company vehicle or a personal/rental vehicle for more than 50% of the time.
Qualifications
  • High School Diploma or GED (or equivalent) with advanced training resulting in a required certification.
  • Degree/journeyman license in building maintenance, or one or more skilled trades.
  • Acceptable on‑the‑job experience in building maintenance or a skilled trade.
  • Four to six years, preferably more, of residential maintenance experience.
  • Strong knowledge of building maintenance and specialized knowledge in one or more trades: electrical, HVAC, plumbing, appliance repair, or locksmith.
  • Ability to work outside in all weather conditions, lift weights of up to 50 pounds regularly and occasionally above 50 pounds.
  • Team‑player mindset with strong attention to detail and ability to prioritize in a fast‑moving environment.
  • Excellent communication and interpersonal skills for interacting with a wide range of people.
  • Basic computer knowledge.
  • Reliable attendance and punctuality.
  • Valid driver’s license in the state of employment.
  • EPA certification within 180 days of hire.
