WHAT WILL YOU DO?
  • Participates in formulating the annual business plan for the assigned multi‑family properties by establishing revenue, expense, NOI and other key financial and operating targets, developing the annual capital and operating budgets, and formulating strategies that drive operations and financial performance of the portfolio.
  • Leads execution of annual business plans and budgets, rate plans and compensation structures for each asset.
  • Reviews, monitors, and reports on portfolio performance against budget and investment proforma by analyzing monthly operating and income statements, researching and taking appropriate actions to address variances, managing and monitoring cash flow, and preparing monthly and quarterly portfolio/performance reports.
  • Works with the capital projects team to plan for rehab and other capital improvements, and reviews and monitors progress on existing project to ensure on‑time and on‑budget completion.
  • Supports capital projects team with development of procedures to ensure renovation premiums are achieved and recorded.
  • Leads and executes the implementation of revenue‑enhancing and expense containment's programs and initiatives at the property level, monitors resident turnover and satisfaction indicators, and identifies and acts on opportunities to drive operational excellence in the operation of the communities.
  • Informs and develops best practices and continuously reviews existing processes.
  • Oversees 3rd party vendor reviews and prop tech rollouts.
  • Communicates with and closely interacts with the third‑party property management firms to monitor the daily operation of the portfolio.
  • Directs and schedules routine site visits and inspections, within the asset management team and the 3rd party property management firms.
  • Reviews weekly leasing, occupancy, and revenue reports, addressing policies, procedures and compliance issues and developing strategies and programs that maximize the performance of the portfolio.
  • Underwrites select investment opportunities alongside the Director, Investments and leads due diligence process, monitors pertinent dates, and makes recommendations on portfolio development inside and outside of established markets.
  • Manages and oversees compliance with the established debt providers, develops and provides reports to the investment principals.
  • Direct and develop gathering of market, economic, and capital trends and factors impacting the performance of the multi‑family portfolio, prepares and delivers presentations and updates to investment principals.
  • Other duties as required.
WHAT WILL YOU NEED?
  • 5+ years of progressive experience in multifamily real estate.
  • Proven track record of driving improvements in NOI, occupancy rates, and overall asset value.
  • Skilled in financial modeling and underwriting for capital projects and investment strategies.
  • Strong project management skills, including planning, resource coordination, risk mitigation, and performance tracking.
  • Experienced in developing and delivering executive‑level presentations and reports.
  • Strong background in mentoring and developing junior team members to support team growth and performance.
