Job Purpose

The purpose of the Project Manager is to develop project scopes and conceptual designs for design-build projects, ensuring constructability and feasibility. This role involves creating conceptual estimates, managing client interactions, and coordinating with internal and external stakeholders. The Design Build PM plays a crucial role in driving project accuracy, client satisfaction, and maintaining high-quality standards.

What You'll Do
  • Develop comprehensive project scopes and conceptual designs, ensuring accuracy and alignment with client goals and project requirements
  • Create detailed conceptual estimates, ensuring they reflect the project’s scope, requirements, and client budget constraints.
  • Review design documents and cost estimates to ensure they meet quality standards, are accurate, and comply with relevant industry codes and regulations
  • Conduct constructability reviews and feasibility studies to identify potential issues and validate the practicality of designs.
  • Implement value engineering strategies to enhance design efficiency and reduce costs without compromising quality or functionality.
  • Assist in negotiating fees and contract terms with clients and trade partners, ensuring clear agreements that align with project goals and client expectations.
  • Serve as a primary point of contact for clients during the preconstruction phase, providing regular updates and addressing client concerns.
  • Support contract administration during the preconstruction phase, including monitoring performance and ensuring contractual obligations are met.
  • Manage changes to project scope, including assessing impacts and adjusting estimates and timelines accordingly.
  • Provide guidance and support to less experienced team members, fostering their professional growth and development.
  • Collaborate with other team members to enhance overall project outcomes and contribute to a positive team environment.
  • Stay informed about emerging technologies and integrate innovative solutions into design and estimation processes.
  • Ensure that all designs and estimates comply with relevant industry standards, codes, and regulations, maintaining high-quality and legally compliant project deliverables.
  • Promote and incorporate sustainable design practices and solutions into projects.
  • Coordinate with internal teams, design professionals, trade partners, and other stakeholders to ensure seamless project execution.
  • Participate in project meetings, including design reviews, progress updates, and client consultations, ensuring effective communication and collaboration.
  • Prepare, organize, and manage project documentation, including design plans, cost estimates, meeting minutes, and other critical records.
  • Ensure a smooth and comprehensive handoff of the project to the Project Management team upon award, providing all necessary documentation and information.
  • Identify potential risks and challenges associated with project designs and execution, developing strategies to mitigate these risks.
  • Address and resolve any issues or conflicts that arise during the preconstruction phase, ensuring timely and effective solutions
  • Develop and manage contingency plans to address unexpected changes or challenges, ensuring project continuity.
  • Develop and monitor key performance indicators (KPIs) to assess project performance, including adherence to timelines, budgets, and client satisfaction.
  • Provide regular reports to senior management on project status, including progress, challenges, and outcomes.
