The Residential Building Engineer reports to the General Manager and is responsible for ensuring the physical and mechanical upkeep of the property.
- Maintain painting and cleaning of the property (internal and external)
- Perform maintenance work (including mechanical), code compliance, fire alarm checks, and capital improvement projects completed in-house
- Schedule and oversee capital improvement projects and apartment work
- Define scope, obtain bids, check contractors, and submit for approval when outside contractors are involved
- Repair appliances (refrigerators, stoves, dishwashers, etc.) and obtain quotes for replacements when necessary
- Maintain boiler machinery and complete monthly inspection reports
- Perform snow removal where applicable
- Order and maintain pool supplies where applicable
- Maintain good tenant relations and inform the General Manager of any issues
- Manage night and weekend maintenance staff, including bus drivers where applicable
- Ensure maintenance staff completes work orders promptly, professionally, and courteously
- Hire and terminate maintenance staff in cooperation with the General Manager, including cleaners, painters, grounds staff, and courtesy officers
- Ensure accurate and timely payroll submission for maintenance staff
- Collaborate with the General Manager on scheduling and budgeting
Minimum qualifications include:
- High school diploma; additional education preferred
- HVAC certification
- Electrical certification (commercial and residential); universal certification to be obtained within one year of hire
- Valid driver’s license and current automobile insurance
- Licensed pool operator if the community maintains a pool
- Minimum of two years supervisory experience preferred
- Excellent customer service and interpersonal skills
