The Assistant Superintendent supports the Project Superintendent and Project Management team in the execution of multifamily and student housing construction projects. This role is critical to maintaining momentum in fast‑paced, high‑density residential environments, ensuring trade coordination, schedule adherence, safety compliance, and quality control across repetitive unit‑based construction.

Key Responsibilities Project Coordination & Field Leadership
  • Construction Scheduling & Sequencing
  • Assist in developing and maintaining the Master Construction Schedule.
  • Create and manage short‑term look‑ahead schedules with a strong understanding of unit turns, floor sequencing, and trade stacking typical of multifamily and student housing projects.
  • Constructability & Preconstruction Support
  • Provide constructability input during preconstruction and early project phases.
  • Partner with project teams to optimize layouts, phasing, logistics, and trade sequencing for high‑repetition residential construction.
  • Site Utilization & Productivity
  • Implement and maintain efficient site logistics plans, including material flow, vertical transportation, laydown areas, and access control.
  • Drive productivity through disciplined planning, clean sites, and proactive coordination.
  • Subcontractor & Trade Coordination
  • Lead foremen meetings and daily huddles to align subcontractors on schedule, safety, and quality expectations.
  • Coordinate closely with framing, MEP, drywall, finishes, and exterior trades common to multifamily and student housing projects to prevent conflicts and delays.
  • Quality Control & Inspections
  • Enforce the project Quality Control Plan, with particular attention to repetitive unit work, mock‑ups, and first‑in‑place standards.
  • Coordinate inspections with AHJs, third‑party inspectors, and owner representatives.
  • Safety Management
  • Champion a proactive, jobsite‑first safety culture.
  • Conduct regular safety walks and audits, ensuring compliance with OSHA requirements and Eastern Builders’ safety standards.
Field Operations & Logistics
  • Materials Handling & Site Logistics – Manage delivery schedules, vertical distribution, laydown areas, and material storage to support high‑volume residential workflows. Maintain clean, organized, and safe jobsites at all times.
  • As‑Built Documentation – Track field changes and maintain accurate as‑built documentation, particularly for MEP coordination and unit variations.
  • Project Closeout & Turnover – Lead punch list execution, unit turnovers, and phased or full project closeout. Support owner, property management, and end‑user training to ensure a smooth transition to occupancy.
Leadership & Team Development
  • Field Engineer Oversight – Direct and mentor Eastern Builders’ Field Engineers.
  • Coordinate with Project Engineers as needed to ensure alignment between field execution and project controls.
  • Mentorship & Team Building – Actively train and develop field staff, emphasizing consistency, accountability, and professional growth. Build a disciplined, high‑performing team capable of executing complex multifamily and student housing projects.
Preferred Experience & Qualifications
  • Multifamily and/or student housing construction experience strongly preferred.
  • Experience with unit‑based scheduling, trade stacking, and phased turnovers.
  • Strong understanding of framing, MEP rough‑ins, drywall, finishes, and exterior envelopes common to residential construction.
  • Proven ability to lead in fast‑paced, schedule‑driven environments.
