About the Project SuperintendentThe Project Superintendent is responsible for leading all day-to-day field operations for multifamily and student housing construction projects, ensuring safe, efficient, and high-quality execution from mobilization through final turnover. This role serves as the field commander of the project and works in close partnership with the Project Manager to deliver schedule certainty, trade accountability, and a best-in-class jobsite culture.
Proven experience in multifamily and/or student housing construction is REQUIRED. The ideal candidate has successfully led garden-style, wrap, podium, or mid-rise residential projects with repetitive unit layouts, dense trade coordination, and aggressive delivery schedules.
Key Responsibilities (R&R)- Own and lead all daily jobsite operations, including supervision of subcontractors, field staff, deliveries, and site logistics.
- Execute the construction schedule with discipline, focusing on unit sequencing, floor-by-floor progression, trade stacking, and turnover milestones.
- Maintain full control of short-term (3‑week look‑ahead) and long‑range schedules; anticipate constraints and resolve conflicts proactively.
- Coordinate and facilitate all inspections (AHJ, third‑party, owner, lender) and ensure compliance with contract documents and approved submittals.
- Maintain a clean, organized, and professional jobsite, with special attention to resident‑adjacent or occupied environments when applicable.
- Champion a safety‑first culture—safety is non‑negotiable.
- Enforce OSHA, company, and project‑specific safety requirements at all times.
- Lead daily safety planning, toolbox talks, and corrective actions.
- Enforce quality standards with a focus on first‑in‑place mockups, unit consistency, and repeatable excellence.
- Identify, document, and correct deficiencies early to minimize rework and schedule impact.
- Supervise, mentor, and develop Assistant Superintendents and Field Engineers.
- Set clear expectations for performance, accountability, and professionalism.
- Serve as the primary field liaison with Owners, Architects, Engineers, Inspectors, and Property Management teams.
- Lead foremen meetings, daily huddles, and coordination efforts to maintain workflow and prevent trade conflicts.
- Support preconstruction efforts including constructability reviews, schedule input, logistics planning, and buyout scope alignment.
- Maintain accurate, real‑time field documentation in Procore, including daily reports, progress photos, RFIs and field coordination, as‑built documentation, short‑term look‑ahead, manpower loading, productivity trends, and site logistics needs.
- Lead punch list execution, phased unit turnovers, and final closeout.
- Ensure complete and timely turnover documentation and end‑user/property management training.
- Zero recordable safety incidents and consistent safety compliance.
- Weekly schedule adherence with reliable, updated look‑ahead.
- Successful execution of unit turnovers and milestone dates.
- Minimal rework and strong quality outcomes across repetitive scopes.
- Accurate, timely field documentation in Procore.
- Subcontractor accountability, performance, and coordination.
- On‑time project closeout and owner acceptance.
- Multifamily and/or Student Housing construction experience – REQUIRED.
- 7–15 years of field leadership experience on residential or mixed‑use projects valued at $25M+.
- Demonstrated success managing unit‑based schedules, trade stacking, and high‑volume workloads.
- Strong working knowledge of framing, MEP rough‑ins, drywall, finishes, and building envelope systems.
- Proficient in Procore, Bluebeam, Microsoft Project, and Microsoft Office.
- OSHA 30‑Hour required; NPDES Blue Card and Procore certifications preferred (or obtained during onboarding).
- Confident leader with strong communication, decision‑making, and problem‑solving skills.
