ApplicationFees
- Each applicant 18 years or older must fully complete and sign their own application.
- There is a nonrefundable $40.00 application fee for each applicant. Applications without this fee will not be processed.
- Applicants must submit the application fee online; otherwise, re-application and fee submission are required.
- Current applicants' spouses and tenants applying for a new unit must also submit payment.
Continental Real Estate Management, Inc., obtains credit reports for all applicants. A $10.00 nonrefundable fee applies per credit report. If using a guarantor or co-signer, credit reports may also be obtained for them.
Income CriteriaIncome sources are not discriminated against. Proof of income is required for all applicants and guarantors, including recent tax returns and bank statements for self-employed individuals. Documentation is needed for social security, disability, child support, or alimony income to be considered; unverified income will not be accepted.
PetsThe following dog breeds are prohibited:
Rottweilers, Dobermans, and any breed known as a "pit bull" (including American Staffordshire Terrier, American Bulldog, American Pit Bull Terrier, etc.). No exceptions. Pet rent is $50.00/month for the first pet and $25.00/month for each additional pet. Pets are on a month-to-month basis and can be revoked if they become nuisances.
- All application fees paid, verified, and approved.
- Necessary identification and documentation provided.
- Security deposit received.
- Signed rental or lease agreement by all approved applicants and guarantors/co-signers.
This is not a contract. Continental Real Estate Management, Inc. and its licensees act as (check one):
- Owner/landlord of the property,
- Direct employee of the owner/landlord, or
- Agent of the owner/landlord under a property management or leasing agreement.
