Position Title: Leasing Manager
Position Type: Full-time / Hourly
Compensation: $24 - 26/hr
- Knowledgeable of all phases of leasing and resident retention. Oversees the lease renewal process and works to keep high levels of returning residents.
- Prepare move-in paperwork and perform a move-in orientation with new residents.
- Walk units, as needed, on move-in and move-out and as otherwise directed.
- Plan and assist with resident functions.
- Review all resident applications and approve applications as directed by property manager.
- Maintain a positive customer relations attitude.
- Inspect community grounds, pick up litter, and report any service needs to maintenance staff; also inspect move-outs and vacancies when requested.
- Work with lease renewals each month and keep daily records on renewals and terminations.
- Greets prospective clients, shows community, and performs leasing duties.
- Answer and handle incoming phone calls from prospective new residents, current residents, vendors/suppliers, etc.
- Maintain awareness of local market conditions and trends; contribute ideas to property manager for marketing community and improving resident satisfaction.
- Update required reports concerning move-out notices, activity, etc., on a daily basis and provide information to the property manager and assistant manager.
- Organize and file all applicable reports, leases, and paperwork.
- Proofread all lease paperwork and process move-ins and move-outs.
- Accept service requests from residents and route to maintenance for prompt processing; conduct service follow-up when work is completed.
- Coordinate and oversee marketing and sales programs; maintain market information including amenities, facilities and pricing; prepare for and, if requested, participate in weekly leasing activity call.
- Enforce all policies and procedures; maintain compliance with legal requirements and company policies.
- Assist in leading regular community team meetings to communicate goals, progress, and expectations; lead by example for community team members in resident communication, leasing, and telephone techniques.
- Ensure office is opened on schedule and that office and model apartments are maintained in a clean condition; begin daily work quickly and independently.
- Comply with all state, federal and local laws including Fair Housing and employment policies; communicate policy changes to community team members.
- Use tools, methods, & systems to gather and interpret market and economic trends that may impact the community.
- Comply with company procedures related to turn activities including budgeting, pre-turn planning, vendor management, cost containment, and staffing.
- Be available for evenings, overtime, holidays, and weekends as needed.
