• We obtain credit reports for all applicants.
• A $10 nonrefundable fee is charged for each credit report.
• We may obtain credit reports on guarantors/co-signers.

• We do not discriminate based on an applicant's source of income.
• Proof of earnings and income is required for all applicants and guarantors.
• Self-employed applicants must provide their most recent tax return and three months' bank statements.
• Documentation is required to verify Social Security income, child support, or alimony payments.
• Unverified income will not be considered.

• Certain dog breeds (Rottweilers, Dobermans, pit bulls) are not allowed.
• Rent will be increased $50/month for the first pet and $25/month for each additional pet.
• Pets are permitted on a month-to-month basis and can be revoked if they become a nuisance.

• All application fees must be paid in full and applications verified and approved.
• Applicants must provide photo  documentation (e.g., I-20, F-1, or J-1 visa).
• The required security deposit must be received.
• A rental or lease agreement must be signed by all approved applicants and guarantors/co-signers.
