Carl Albert State College is accepting applications for Director of Physical Plant. This position is responsible for implementing and overseeing construction projects, facilities maintenance/repair, supporting infrastructure, renovation projects and perform technical and professional management in planning, scheduling custodial, motor pool, budgeting, documentation and cost controls. The Director also supervises department personnel, life safety and outside vendors. Other duties include, but are not limited to:

  • Maintain liaison with architect, engineers and contractors/sub-contractors engaged in plant expansion, lands, grounds, renovation, or other major construction projects.
  • Assist the Carl Albert State College President, with Facilities Planning, infrastructure and Building Design, and Construction implementation.
  • Assist in coordination with the architect on construction projects, state bidding regulation and procedures, prevailing wage requirement, bonding and insurance requirement, receipt of bids, and award of contract.
  • Updates master plan for facilities, evaluates needs, prepares funding plan and performs other facilities related activities.
  • Coordinates the administration of service contracts for maintenance, repair and other services affecting facilities, equipment and furnishings.
  • Manages the overall operations of the Physical Plant Department.
  • Develop, coordinate and maintain an effective planned preventive maintenance system for the CASC campus and Sallisaw campus on buildings, grounds and infrastructure.
  • Supervises, monitors and inspects work and construction projects to ensure compliance with established standards, building health and safety codes and regulations and bid specifications.
  • Supervises in-house remodeling and renovations projects of facilities.
  • Assists in the development and preparation of various budgets for facilities management and planning, analyzes and reviews budgetary and financial data.
  • Supervise employees, including but not limited to hiring, termination, discipline, performance evaluation, approve leave requests and monthly time entry.
  • Establish and maintain methods and procedures for notification to faculty and academic staff.
  • Maintains the repository for all building documentation, specification, blueprints and drawings. Updates floor plans to show physical changes.
  • Maintains facilities master key system, monitors rekeying locks and cutting keys, reviews, and develops a key check out and check in system.
  • Recommends priority and general strategies for facilities energy management program.
  • Responsible for requisitioning, inventory control and maintenance of division equipment and supplies.
  • Ensure compliance with all city, state and federal regulations concerning environmental protection, fire and electrical codes, safety, and other codes and regulations which may apply; responsible for regular inspection of facilities, equipment and systems.
  • Assisting the Director of Security and Safety Officer in the maintenance of adequate fire, safety, security, insurance, health, and other related campus programs.
  • Review and audit reports on E & G funds, 708 funds, Section 13 Offset funds and UDS.
  • Coordinate and communicate with OMES as needed.
Other Functions:
  • Work with management and variety of skilled/unskilled, professional, administrative, and industry personnel.
  • Work effectively with colleagues and students.
  • Meet all required standards of confidentiality and safety.
  • Perform other duties assigned.
QUALIFICATIONS:
  • Bachelor’s degree, preferred in Engineering, Architecture, Construction Science or related field with emphasis on construction management.
  • Five years of administrative plant experience.
  • Five years of experience in managing multi-million-dollar projects.
  • Proficient in using AutoCAD Drafting program, HVAC climate control system, and computer programs necessary paperwork, evaluating construction methods, and determining cost-effectiveness of plans.
Final date to receive applications:

SALARY: $65,000 annually, includes a full benefit package (e.g., Employer paid – Medical, Dental, Life, Long-term Disability). Also includes paid Vacation, Sick and Holiday Leave.
