Job DescriptionUnder the supervision of the Facility Supervisor, the Maintenance Foreman is responsible for scheduling preventative maintenance and repairs, ensuring the facilities are kept in optimal working condition, aligning with compliance and safety regulations. The Maintenance Foreman will also assist in inspecting facilities and equipment, ordering materials, and will act as a liaison between the maintenance crew and the Facility Management Organization (FMO).
Minimum Requirements Education- High school education or equivalent
- Associate degree or two years of Vocational Technical training in mechanical, electrical and plumbing systems.
- Within one (1) year of hire/transfer, successfully completes The American Society of Healthcare Engineering (ASHE), NFPA-99, “Healthcare Facilities Code”, Certificate of Attendance.
- Annually achieves Continued Education Credits (CECs) until the ASHE, NFPA-101-2012, “Life Safety Code”, Certificate of Attendance is completed. Completion of this course will be monitored by the Facilities department.
- Continued education in regulatory code and compliance associated with hospital Life Safety. Completion of these annual continuing educational requirements will be monitored by the Facilities department.
- Five years full‑time experience with utilities and asset maintenance in a large public setting – healthcare experience preferred.
- Ability to lead, motivate and manage a team effectively.
- Ability to address potential issues before they escalate.
- Strong ability to organize, inspire, schedule and oversee multiple tasks and priorities effectively.
- In‑depth knowledge of mechanical systems, electrical, plumbing, and general building maintenance and repair.
- Ability to address on‑site challenges and make decisions as they arise.
- Clear and concise communication for both written reports and verbal interactions with staff and management.
- Understanding of occupational hazards and precautions associated with maintenance work.
- Ability to use Computerized Maintenance Management (CMMS) program and work with software applications (BAS, Office Suite, Outlook, etc.), for scheduling, tracking, and meticulous reporting.
- Ability to troubleshoot equipment problems and determine root cause of failures.
- Exhibits good cooperation with management, such as a positive response to applicable improvement issues found in performance reviews or elsewhere.
- Ability to work from ladders and scaffolding and to work overhead and in cramped quarters.
- Ability to communicate and collaborate with other persons within department and with employees from other departments.
- Ability to manage priorities and work efforts across shifts and with contractors.
- Demonstrated initiative and commitment to continuous improvement objectives.
- Ability to recognize patient and staff surroundings and work in a clean, quiet and respectful manner.

- Assist Facilities Supervisor in leading and guiding the maintenance team of skilled and unskilled workers, assign tasks, and monitor work progress to ensure quality and efficiency.
- As directed by the Facilities Supervisor, coordinate and direct daily maintenance activities.
- Help assess and allocate available resources – human and material.
- Provide leadership to other members of the facilities team.
- Assume responsibility for facility ticket outcomes.
- Assess resource needs to plan for the oncoming shift and maintain continuity of services.
- Collaborate with the Facilities Manager/Supervisor to meet the organizational goals.
- Implement emergency procedures as needed.
- Communicate openly and in a timely manner with the Facilities Manager/Supervisor.
- Works with facilities’ leadership to assure assignment of personnel based on:
- Facility work order volume.
- Size of work order and equipment/material/technology needs.
- Staff expertise, technical skill, and degree of supervision required and available.
- Infection control issues.
- Geography of the designated area of responsibility.
