Building Surveyor - Damp, Mould & Housing Disrepair experience required
This is an excellent opportunity for a Building Surveyor to join the Repairs & Maintenance team, specialising in damp, mould, and disrepair across the housing portfolio. Using your technical expertise, you will play a vital role in safeguarding the long‑term condition of the organisations' homes, ensuring they remain safe, compliant, and well‑maintained for residents.

SALARY: £47,000 to £57,000 per annum + Generous Benefits
LOCATION: Staines upon Thames based position covering Staines, Winchester and Oxford
JOB TYPE: Full-Time, Permanent
WORKING HOURS: 35 Hours per Week, Monday to Friday
KEY REQUIREMENT: A full clean UK driving licence and access to a car is essential
JOB OVERVIEWWe have a fantastic new job opportunity for a Building Surveyor to join a busy repairs and maintenance team, specialising in damp, mould, and disrepair across their housing portfolio.
As the Building Surveyor you will diagnose complex damp and mould issues, assess disrepair, manage risks, and deliver high‑quality technical solutions. This is a meaningful role where your work directly improves living conditions and contributes to healthier, safer homes.
This Building Surveyor position is ideal if you have experience in Housing Associations, Local Authorities, Social Housing, or residential repairs environments, and are confident navigating compliance requirements, regulations, and resident‑focused service delivery.

- Carry out regular property surveys and inspections to maintain the condition of the housing portfolio
- Diagnose, report, and manage cases of damp, mould, and disrepair, providing clear recommendations
- Develop strategies and solutions to improve property condition, performance, and long‑term sustainability
- Conduct full property assessments to identify defects, risks, maintenance requirements, and improvement opportunities
- Work closely with maintenance and repairs teams to plan, prioritise, and schedule works
- Ensure full compliance with building regulations, safety standards, and current legislation
- Undertake surveys for Aids & Adaptations and support residents with self‑funded improvement requests
- Ensure all works and projects meet CDM 2015 requirements
- Provide technical advice, prepare detailed reports, and act as an expert witness when required
- Assess and process out‑of‑contract repair requests to identify appropriate solutions
- Write specifications, manage tendering processes, and ensure procurement rules are followed
- Manage budgets using the NHF Schedule of Rates (M3
NHF), ensuring accurate forecasting and cost control - Monitor spending to deliver value for money and financial efficiency
- Identify, assess, and manage risks related to cost, programme, and health & safety
- Oversee contractor performance, ensuring KPIs are met and driving continuous improvement
- Lead service recovery, investigate customer complaints, and ensure high levels of resident satisfaction
- GCSEs (A*–C) in Maths and English or equivalent
- HNC, Degree, or equivalent qualification in Building Surveying, Construction, Civil Engineering, or a related discipline (or equivalent professional experience)
- Previous experience in:
Housing regulations, building codes, and safety standards and Construction, property maintenance, or repairs environments - Strong technical knowledge and proven experience diagnosing, resolving, and reporting on damp, mould, and disrepair, including involvement in legal disrepair cases
- Solid understanding of CDM Regulations 2015, particularly within a social housing context
- Knowledge of HHSRS and relevant housing legislation
- Experience with NHF Schedule of Rates (M3
NHF) for cost management - Strong IT skills, including the ability to produce clear, comprehensive technical reports
- Excellent communication and people skills, with the ability to work collaboratively with residents, contractors, and stakeholders
