ScheduleMonday – Friday from 8:00 am – 5:00 pm, with on‑call coverage for after‑hour emergencies.

Compensation Package- Competitive starting hourly pay range of $30.00–$30.00

- Attend training and development seminars
- Communicate daily with the Property Manager, and perform tasks as requested
- Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
- Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
- Ensure preventative repairs are done on a regular basis
- Ensure that recalled appliances are promptly replaced
- Complete apartment turnovers within three days of vacancy
- Communicate with Property Manager on turnover schedule
- Ensure apartment turnover time is minimized by conducting pre‑ and post‑move‑out inspections
- Sustain inventory of tools, supplies, and materials
- Organize and maintain an orderly maintenance shop and storage areas
- Be on‑call for after‑hour maintenance emergencies on a rotating schedule, responding immediately
- Complete repairs involving electrical, plumbing, appliances, or general carpentry
- Maintain pool/spa (if applicable)
- Inspect vendor work to ensure the highest standard of quality
- Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting
- Complete work orders within 24 hours of submission to the community members’ satisfaction
- Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
- Paint interior and exterior surfaces as necessary
- Interact with current and future community members in a professional, courteous, and non‑discriminatory manner
- Authorization to work in the United States
- High School Diploma or equivalent
- Reliable transportation
- 2+ years of experience in multi‑family maintenance
- Possess your own hand tools
- General knowledge of various maintenance functions including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, and ordering inventory
- Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi‑task, resolve conflicts, and engage in cost/benefit analytical decision‑making, and ambition for continuous professional development
- Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage, which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
- Approximately 10% in office environment using computer or tablet and phone
- Frequent lifting, pushing, carrying or pulling of 20–50 pounds
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
- May be required to work weekends
