We are currently looking for a full-time Property Maintenance Technician for Country Gardens Apartments.
Essential Duties and Responsibilities:- Procure all bids and proposals. Supervises outside contractors and vendors performing duties on the property.
- Keeps accurate records regarding preventative maintenance, apartment refurbishing, and annual inspections, and ensures all of the tasks are completed.
- Makes sure all scheduled maintenance on equipment, tools, appliances, or other items, based on the manufacturer s recommendations, is performed.
- Possesses knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs, and conspicuous posting of a map of these.
- Completes electrical and plumbing system planned maintenance.
- Completes carpentry-related duties, masonry work, and repairs sheet rock.
- Performs minor paint jobs and other related tasks as: preparing surfaces for painting by patching plaster holes, sanding, scraping, or masking.
- Performs necessary manual labor to keep housing projects in a decent, safe, and sanitary condition including picking up trash and debris.
- Ability to enter work orders into the agency s computer programs.
- Performs mechanical tasks as repairing and/or replacing space temperature and HVAC equipment controls.
- Various other maintenance tasks.
High school diploma or GED, or trade or vocational school certification, with a minimum of four (4) years of experience in skilled trade building/facility maintenance, preferably in public housing or local government. HVAC certification is required.
Any equivalent combination of education, training, and experience, which, in the sole determination of Spartanburg Housing, provides the required knowledge and abilities, may be considered sufficient.
