We are a boutique firm of about 300 employees.
Responsibilities- Assist the project team with construction administration activities on projects.
- Read, interpret, and understand plans, specifications, and contract documents.
- Understand terms and conditions of owner‑architectural agreements and owner–general contractor (GC) agreements.
- Maintain CM contract requirements and deliverables.
- Communicate with project architects, other construction administrators (CAs), and consultants to resolve project issues in a timely and organized manner.
- Perform quality control throughout the project life cycle.
- Participate in mandatory monthly CA meetings on technology, best practices, lessons learned, and relevant topics.
- Participate in CA and design studio periodic meetings and project team meetings.
- Perform field verification of existing project conditions, assist with pre‑construction specification and drawing quality control, constructability reviews, and identify engineering coordination issues.
- Assist with issuance revision of drawings, shop drawings, submittals, and RFI responses.
- Travel to project sites for site visits and project meetings.
- Prepare field observation reports, including photographs, to document each site visit. Document all conversations and instructions for distribution as applicable.
- Attend owner/architect/contractor (OAC) meetings with PM, PA, and CA. Record accurate meeting minutes for review and distribution.
- Assist the team to prompt close action items generated during OAC meetings and serve as liaison between owner(s) and contractor(s).
- Assist with generation and issuance of punch‑lists and receive, review, and distribute third‑party and special inspection test reports. Record deficiencies in a log for tracking of correction.
- Review change order requests promptly and provide recommendations to PM, PA, or CA I for processing to owner/client. Forward and track engineering scope change order requests to consultants.
- Review payment applications and certify them.
- Review closeout documents, including as‑built drawings, operations and maintenance manuals, warranties, and lien release. Facilitate GC financial closeout in a timely manner, ensuring all other closeout activities are completed first.
- Participate in project team post‑construction closeout, including lessons learned discussion and perform post‑construction services and investigations as needed.
- Bachelor’s or Associate’s degree in construction science, management, architecture, engineering, or related field.
- 3‑5 years of combined experience in construction administration and/or architecture.
- Previous experience in an architecture, engineering, or construction industry firm.
- Proficiency with Microsoft Office Suite.
- Ability to read and understand plan documents and building technology fundamentals.
- Excellent time‑management skills and strong attention to detail.
- Effective verbal and written communication skills and the ability to prioritize and execute tasks with many competing priorities.
- Self‑motivated, able to work independently, and collaborate as part of a team.
- Demonstrated cultural awareness and sensitivity.
- Experience with Bluebeam PDF Revu.
- Experience with Newforma Project Center.
- Experience with Plangrid document management system.
